Hi, ANyone booked in Rose county, Pimple Saudagar ? GK quoting 4200 psf and total will be ~58L for 2.5 BHK. Amentites are of course limited (A small garden and GYM), but flat size looks spacious. ..Is it worth to take for self use ?Need your feedback

  • hi,i also checked that flat,flat is spacious,but there is no maintain ace of society,so called swimming pool was dirty,if u want to spend 58 lacks,see if u are getting somethg in rose icon.or else check for greenland by hardevi associates or ganesh graceland

    I checked greenland for 2.5 BHK. But two balcomies (One big) actually reduces the efective usable space.


    @lazybone007: Is it a criteria for rejecting the flat ? It can happen anywherre right ? (Even in Posh vimannagar we hrd the same news)

    One of my relatives is looking for ready/near ready possession in PS . Expecting 1000 psf at abt 45 lacs all inclusive . Any suggestions from schemes you've visited ?

    Go for resale ones. You can get 2 BHK under 45 lakh Rs in 5 year old society in Pimple Suadagar (like Kunal Icon), where carpet areas will more than 800 square feet (as loading was 20% in those projects and 50% terrace charge), plus you will find big open spaces in old societies.

    However, you may need to spend some money on decoration of interiors (like change of flooring or bathroom tiles etc) as they are old societies. And if you like to book only in new societies (as some people don't prefer resale flats) then don't go for Pimple Saudagar.

    Ok . What is the best way for hunting resales ? Through agents , bank agents or any other channels ?

    First search through agents, then you will get the idea about market rate. Whatever rate agents tell you, deduct 10% from that. Once you get the idea about rate, then you can search for indvidual sellers through online portals and website, societies groups and then negotiate with actual owner of the flat (as you know the current rate from agents). However, sometime agents can give you good deal, it is worth paying 50k Rs to agent if agents is offering good deal.

    you may check with SSD sai dreams - promised possession in Aug/Sep 2012. there are flats ~1000 sqft and with much bargain we can get the final cost ~47L

    Theres problem with every builder for that matter. But anyways i just shared my thought. I stay in one of the SSD's projects on rent and have booked a flat in one of their new projects.
    Given the choices in PS, one has to now choose the best among the worst w.r.t quality of construction and in that regards i dont see any issue in my current place.

  • SANKARTEL,no,going into no maintainance society is not the issue,but 2 and half bhk in single apartment with just security ll cost u much lesser than going into gated community,if u r not interested in amneties,go for ECLECTIA by creative shelters.i ve yet to see such flat in that budget,probably without exception of petals(wakad].i ve yet to see such flat in that budget,probably without exception of petals(wakad]
