I am planning to book 2 BHK in Elina by Phinix Developers in Sus Gaon.
Its Under Construction property , rates are 3350 psf(neg) &Salable Area 1072(Carpet 753) sq feet.

I dont find any reviews about the scheme & Developer while searching on web.

Please give ur reviews about the same.

Also suggest me any good project for 2bhk upto 35L.

    Even I went today there....he told me 3500 sq ft which will go around 40L+ including 3.5Lac which he is asking for maintainance/parking/cllub. It looks good to me but there is no development going on near by, then it comes under Gram Panchayat so it will not get benefit of Pune Municipal........confused as in to invest or not....

    Do anyone have more clarity on the developer....even this builder is new.....he told that this is a joint venture of a new group......n he said that he will give posession by Nov 13 which seems to be impossible....

    I am also interested in this project, though the builder is new he is from the IT industry so he will be professional thats good for us. but now I am little bit worry about not getting benefit from pune muncipal. I am also confused now. over all project is looking good but whether to go or not go for it?

    It should be in PMC with merger of 28 villages.

  • Even after adding 28 villages, sus is not in PMC limit. Anybody booked in this property ? Recently ? how is feedback ?

    Sus gaon not in PMC means? If its in the list then wouild be as part of PMC :)

    Anyways,I am looking to book this property as first home and not for investment.
    Total package will go upto 44+. Is it worth ?

  • Still it is not in PMC and I was not aware of the PMC limit of Sus but builder confirmed that this property will be in PMC after 28 villages included in PMC.
