Hi,

I'm a Park Xpress Baner Pune owner & resident of flat.And staying there from last 6 months.Would like to share our overall experience about Park Xpress.The flat & society is good.The builder gave us the possession within the stipulated timelines.However the real pain starts, when we become the customer and paid all the balance amount (inlc 2 yrs maintenance in advance) to the builder.

The Park Xpress team, consisting of Sales & Maintenance are bunch of arrogant, incompetant & unfriendly people. When ever you call these guys for an issue, no one will answer the call.And no one will bother to call you back. You keep calling them and get frustrated. If both husband-wife are working hard to re-pay the bank loans and staying with old parents. The only option left is for your old parents (having difficulty in walking) is to personally go to the office and request those idiots, to send some one for fixing the issue.And be prepared to spend all your time, energy, patience for one-two weeks, to fix a simple issue at your flat.And if you are really very lucky, the issue is fixed at one visit.Which had never happened in our 6 months stay.

We are having horrible, frustrating & annoying experience with these idiots.

Will never ever suggest anyone to buy a flat at Park Xpress Baner Pune.

If someone have already purchased it, our hear felt sympathies.May God bless them.

    that will be the case of every builder, but you need to get fixed everything before you took possesion and then should have released the last installment.

    i know its really difficult to check everything before possession as many issues
    are raised when usage started.

    can you give some info like how do you feel about the overall society and current rate quoted by builder.

  • This is how the system works buddy....Yeh har builder builder ki kahani hai...Once payment received, the true colours come out...Try building a personal rapport with the guys who do the actual maintainance ..give them tips..give them tips

  • Please check your agreement on the warranty period by this builder. If you report pending issues after the warranty period is over, they will simply refuse to look into it. So to safeguard your interest, send them official complaint regarding the pending issues by post so that you have some proof that you had notified them regarding the issues. Your pain period starts now my friend, wait for the rainy season and experience the seepage too :)

    Come on dude...tips run into multiples of 10s, would that impact your EMI so much ?...By that standards, we should not do any maintainance...If the tap is leaking, dont bother fixing it....it will add to your EMI...if door locks are creaking, forget fixing, it will add to the EMI...

    Hi ParkXResdnt,

    My personal experience says that in such situations unity makes a big difference. In my case too (not with purple group though) builder was very reluctant and in denial mode for fixing any kind of issue.

    What you can do to solve these issue:

    1. All the residents gather together for weekend meetings.
    2. Discuss and identify common concerns.
    3. Send written concerns to builder(not the maintenance guys) to take action on the same.
    4. If no action is taken on time, visit builder's office in group to convey ur concerns.

    It may be time consuming process but it will yield positive results over the period of time.

    Tip : Directly tough talking to mainteance guys may not help. It is builder who can control these fellows. So you should know where to apply force to make things done.

  • This is not true with my builder...immidiately within hrs someone comes and solve our minor issues...Even the bulder tried to help us by putting temporary street lights on the road and also road was levelled so that we will not have any issues...

    Wow..you belong to elite club of people who went ahead with the right builder...Which builder was it by the way ?..If you have benifitted, no harm in promoting... This will help potential property buyers

    Current Rate - Rs.4350 psf + floor rise (Rs.25) 4th onwards...
    Availability - very few as they say :)

    I suggest putting your complaints in writing. Combine with other flat owners and send registered letter to higher management with exact instances of delay,arrogance and incompetence.Probably those who plan investment in other projects of this group should read this and take suitable action in deciding whether to invest or not. Most builders in Pune are like this.Their sweetness is only till the time you hand over money and then they become difficult to contact or even meet.
    Negative publicity is one way of putting pressure on such builders.If most of the flats are sold, you can start pressing for society formation.The builder is a difficult entity and owners should group together to tackle such people.

  • Thanks everyone for the overwhelming responses.Our maintenance is good for another 1.5 yrs, as we have paid the entire maintenance charges for 2 yrs at the time of possession. The builder, maintenance, sales etc teams are part of ONE idiotic team who are there, to suck our time, energy, money ....etc and to make all the false promises and ZERO customer care.

    Needless to say, till date there are NO WATER & GAS connections in the flats. Though the work is in progress from many months, not sure when it will be really completed. And for getting a can of drinking water, you have to make umpteen calls to these A%%%%, and luckily the water can will arrive in few days...so stay thirsty & frustrated just for few days....

    Request the Park Xpress Baner Pune residents & tenants, to post their experiences as well. So that together we can collect these complaints and address the concerns.

  • I went as a prospective buyer and enquired whether there were any water problems in the society. The sales person said the problem was with all new societies in the balewadi area and should disappear soon. Water tankers arrive and its not a problem. For drinking water, they send bisleri can whenever a resident requests.

    So, the builder/sales team does acknowledge the water problem persists just that they make it look easy. Which never really is.

    Thanks to Park Xpress residents for sharing their feedback. This is really valuable. The water problem was a deal breaker for me so am not moving forward.

    It is pity that customers despite paying premium price have to live with these issues.

    No Water- This is the biggest deal breaker for me in all cases alongwith no road when it comes to infra. Wonder how builders ask such high prices & give flats without water, the most basic necessity for LIFE. And according to rules, it is the builder who has to ensure the infra is put in place for his residents/buyers.

    I can feel the plight of the buyers here who face this prob on daily basis. But I would like to inform them about their adjoining project, Supreme Palms. Even here there was water prob but the builder ensured that the taps never ran dry & had contract with tanker guys. Why can't this junk Pride-Purple do the same ??? Save Money ?? Mostly, YES. Tell the builder about Supreme Palm episode.

    And what about LPG reticulated system ? Why doesn't builder put this in place ? Perhaps, there may not be water for fire-fighting equipment then.

    ParkXResdnt, till then, I suggest you put your complaints on websites like these. I am sure the builder will get a lesson & more importantly your voice will also be heard :). Keep posting.

    In those 1.5 years the builder will siphon off your maintenance money. Be aware that you are paying for full maintenance even when your ameneties are not ready. Builder would be deducting maintenance for security and housekeeping even when part of the security would be used for under construction areas. There are lot more issues that you cant fight out unless you are united with majority of the buyers in this project. I suggest create some online forum (yahoogroup etc) and try to get other owners into it. Take up issues collectively with the builder else no one will listen to you. And yes, always take everything in writing. No oral promises hold good, however sweet they may sound.
