    Hi All,

    I planning to buy 2 BHK flats for living purpose and I am confused between Kalpataru Serenity Manjri Vs Keshav nagar Project (like venkatesh graffiti ) which is in my budget i.e. 60 lakhs max.

    My requirement is simple, I need 2 BHK of 780 sq.ft or more in my budget. Is it possible to get? I am planning buy in mid of 2019.

    Pls suggest.

    Well, as per my research if your budget is around 60L then it is difficult to find a good flat in Keshav Nagar. I am searching with same budget and visited almost all Keshav Nagar properties. Could not find anything convincing. Most of the building have poor construction quality or some issues like less carpet area, no dry balcony, no sunlight, local builders with poor expereince etc.

    Venkatesh Graffiti looks good, however I saw hundred of craks in the sample flat. Also, the price range is 69L-72L for 2BHK (as per the quotation).

    Haven't been to Kalpataru, planning to visit next weekend. What is current status? Water source? I heard it is in Gram Panchyat, does it impact the property any how?

      Prefer KeshavNagar area instead of Kalpataru serenity. KN has good connectivity to schools and nearby IT parks than KS. I have seen many complaints from kalapataru serenity residents regarding construction quality of the flats. Also there is litigation pending on KS project (source: RERA website). So choose wisely.
