    Dear All,

    I am new to IREF however been reading a lot of articles / posts for Pune real estate.

    As I have gone through several projects I have shortlisted below 3 which I am not able to decide so requesting your opinion to conclude.

    1. Kumar prospera -2bhk

    2. Oxford Riverwalk/waterfront -3 bhk

    3. Konark Riva - 3bhk

    The configuration is not the criteria here as all these three are more/less on same price range. However below are the concerns I need help on.

    I am looking to buy home for my end use..

    I found Prospera is a premium project in well developed area, connectivity is good also sorry I need my magarpatta and amanora. As I am a first time buyer is it good option as it will cut down daily commute time.

    Below both projects are in keshav nagar..

    Oxford both projects specifications are good and decent carpet for 3bhk, but both are under construction. Small 2 tower township and not much open space n amenities. As of now approach is not good, vacant, only labours, even after 7pm it's horrible.
    Not sure how much time this area will take to become liveable..
    Price 90l-1cr

    Konark Riva
    Very big and spacious flats, this is beside krish.
    Decent open space when compared to total number of units.
    Construction quality is good.
    Nearing possession, Dec 2019.
    How much this can be negotiated, I got CS of 1.15cr.

    Again the same question- approach road and daily commute in near future.

    Appreciate pros and cons for konark Riva, as this is nearing possession .

      How much is Kumar quoting for Prospera? I would say, if its saving large amount, go with Prospera as the quality of life will be better with no traffic.
