    There's a plot in wagholi on the Baif road (1 km from the nagar road. Nearest landmark on nagar road is wagheshwar mandir) of size 3228 sqft (50*64). The cost of plot is 63 lakh. Land owner's name does not feature in 7/12. He had done registration and kharedi khat while purchasing it. I checked on the igr site of Maharashtra government, there I can see land registration of the person who is selling this plot.

    The plot is in agriculture zone as of now.

    Now is it advised to buy such plot? If yes what measures I should take to verify the authenticity? If plot is authentic then should I also go ahead with registration and kharedi khat while purchasing.
