    Hi

    I just purchased 2 BHK flat in Pune. It is from reseller who was basically investor & good friend of builder. He took possession just 2 days before our registration. Building got completed in 2017. Seller obtained two no dues certificates from builder 1 for HDFC loan 2 As there is no dues pending which is attached here with.

    Society is not yet formed. but the people residing there are formed informal group & they are collecting maintenance Rs 1500 for security charges & other misc. works.

    Builder are doing maintenance for common lighting, lift, park maintenance etc.

    Now when I enquired with this informal group they are saying that builder will collect annual or one time (Not clear on this) maintenance of Rs.100000/- from me.

    My question - Can builder collect any amount from me under any head bit maintenance etc.I am ready to pay monthly maintenance charges of Rs, 1500/-. But I do not have any contractual obligation with builder & I have no dues from builder.



    Please can any body guide me on this.
