It is better to buy apartment in EAST Pune or WEST ?? From following perspective: Price appreciation, rental income, quality of life, proximity to stuff like malls, shops, basic amenities, uality of people (e.g. wakad is still a village)



For WEST part i know that Hinjewadi and Mumbai are a plus. But there is not much of government support in this area. Roads are not as good as what we see in West part. There are not many shopping malls like we see in other areas of Pune..

    East is any time better to live when compared to West. Appreciation should be same for both sides. Btw, Hinjewadi is not on East side, its in the west side .

  • EAST Pune ... any time. Advantages to name a few:

    - Close proximity to shopping malls, super markets, multiplexes, Cyber city, EON IT Park, SP Infocity, BPOs in Kalyani Nagar, elite places like Koregaon Park, Kalyani Nagar.

    - Pune-Nagar Highway is expanding & surrounding fringe areas are rapidly growing

    - Close proximity to M.G Road & Pune Station, Pune Airport.

  • West Pune is more or less more residential while east is mix of residential + commercial. There are more avenues for you in east compared to west. But west is bit more peaceful than east. It is more like one society ends & another starts. In east, you see nice residential complex & out of sudden there will be some IT/BPO/KPO office in between where there will be cabs 24x7. If you are a hippie, then east will be better as there are more pubs & discos compared to west.

    But if Mumbai is important for you, & you frequent here often better to stay on west.

    At the end of the day, it boils down to your own likes & dislikes.

    But as an investor, you need to find a client for your property. Decide one first & then take a call. Remember in west Pune like Wakad, Balewadi, most buyers will be ITGs, while in east, it will be more mixed.
    Also east is more cosmopolitan, in west only Aundh & Baner are good, else areas like Kothrud, Bavdhan etc. are more or less dominated by natives.

    But if u are often travelling on MP EXP highway,then west side suites you ....
    Also East side is more secured {SECURITY wise},rather than WEST......;)

    Yes, but areas like Kharadi, Solapur road still can't be considered secured. And yes, I am not considering areas out of PMC limits, be it east or west.

    Btw, any updates about the PVR cinemas coming up with 15 screen multiplex, biggest in India on Kharadi bypass ?

    15 screen PVR cinema?? Where exactly is it coming?

    I saw one under construction exactly opposite Amanora Town Centre entrance few months back & then one inside the Town Centre itself with a hoarding ... "Coming Soon" ... but these both were 8 screen multiplexes I guess.

    It will be interesting to know about 15 screen PVR multiplex if anyone has updates.

    15 Screen Multiplex Are there even 15 movies releasing per week (forget about good or bad)...And East Pune already no. of multiplexes running-
    Gold Adlabs, Bollywood E-square, Cinemax and these are showing movies to empty chairs on weekday afternoons.... Had seen a big flex at Pulse mall showing "Cinepolis coming soon"... Dint see it for last couple of weeks....seems its gone too soon :bab (59): Also there were rumor mills spinning about a 7/8 screen multiplex in Phoenix (may be its the same..not sure though)

    And on top of this we are getting 15 screen multiplex...GOD...are they planning to screen "Family shows" (halls which can accommodate 1 family at a time)

    Only things coming up in West are stadiums (thanks to Kalmadi and Pawar) and auto showrooms along the Bangalore bypass.

    SO it is like buy a car in West and drive to East for Shopping and Movies.

  • Reading all the comments above it looks like East Pune is a more preferred & sought after destination in Pune because of IT Parks, shopping malls, supermarket, multiplexes, integrated residential townships. Only bad thing is Pune airport is of no good use. :(

    In the West, may be Hinjewadi IT Park could have been planned in a better way.

    Well, I goofed up in name, sorry about that.
    The PVR cinemas is coming at Phoenix Mall, Viman-nagar, while the 15 screen one is coming at Magarpatta city by Cinepolis, a Mexican company. The mall will have three levels of covered parking that can house 3,000 cars and 4,500 two-wheelers.

  • most the comments are more focussed only on the malls part. i am surprised that we are not even talking about the basic amenties like roads, hospitals, banks, schools, security, neighborhood, sanity etc..

    We should be first comparing WEST AND EAST on basis of proximity to these amentities.

    In WEST hinjewadi is a big plus. also we have e-square, aditya birla hospital, medipoint, aundh is definitely gud with DAVV school. also blue ridge school.
