Would be interested to know the prevailing property prices in areas like Pimple Saudagar and Pimple gurav. Is there a downturn in the prices or it is still upwards?

    I visited sites of GK developers day before yesterday i.e. 14thMarch2009. Their projects are good, but price they are quoting is very high. It was 3000 on papers but himself negotiated to 2700. Overall cost for 2BHK of 1050 sq feet is coming nearly to 36Lakhs ( including all ). Can u imagine, sucha high rates?

    Guys please suggest. Am planning to wait for few more months. But true, demand is still there in pune. Have seen any people booking flats that day itself. Kinda confuse...

    Nebody knows some gud builders or developers in pimpri saudagar?

    Wadhwani is in G.K's range..Yes its too high..Wait till June but demad is coming due to lower interest rates. Big builders have holding capacity so they dont budge..Did u try Ganeesham? Chk that out, u may get a better deal there =

    A flat 2700 per sq feet for 1040 sq feet still comes ard 35-37LK ( GK developers ). Wat is this??? Is it possible to get 2 BHK flat above 1000 sq feet under 25LK and decent construction with decent locality???

    I am doubtful even after waiting 6 months things will improve.. All says wait for 6 months. After 6 month, same suggesstion... Wait for 6 months...
    Honestly nothing gonna change...
    Pune real market is pathetic... No correction yet. Flats STILL expensive... :(

    Hi Sunita,
    I agree, i too am Fed up, i have visted almost all areas of Pune and
    was looking for pimple saudagar or Blaewadi, but it seems useless.

    Actual flat price for 2 BHK should not be more than 23 lakhs and 3 BHK 32 lakhs. (inclusive)

    lets not purchase until the price is correct.

    I agree rates they are quoting are still high. When I started house hunt , my expectations were the same. A decent flat around 900-1000 Sq ft in 25 lac. I think next 6 months rate should go further down and believe 2000-2100 /sq ft is Ok for pimple Saudagar area, provided builders do not increase other charges.

  • Most ppl involved in real estate indirectly sayz... Actual cost should be 1800 per sq feet in pimpri saudagar.. which might happen in few months IF ppl stop buying flats...

    Am just waiting for that month to come... Guyz plzzz plzzz hold for few more months... it will benefit all, if demand reduces so will the flat rate in pune....

  • Are you sure they will do the agreement for parking space also(clearly mention the parking space and its location in project,proper marking in project plan).I am also looking for 3BHK in 30-35 lakhs range.
    I heard somebody have booked in Ganesham for 2100 also.I have seen their projects their quality is not at all good but 2100 rate is good.

  • Pimple saudgar is divided in 2 areas. Area near dwarakadhish is well connected and has higher rates . Where as area near Govind garden is not near road and so has rates less by 400/- per sq feet. So you will always find range of 2200 to 2800/- per sq feet.
    Road from Aundh to Dange chawk is going to a highway and road from ratani phata to pimpari os going to be 4 lanes and will be connectivity to chakan airport. So rate will go high after 1 year.
    Rates in GK- Sun crest were at 3350/- 8 months back and now I believe it is at 2800/- with correction of 20%.

  • There are still no bank ATM's in pimple saudgar but new malls are coming up. Also road is going to be 4 lane and going to join chakan airport road so prices will go up after 6 months specially in area around rahatni.
    Rates were as high as 3350 and now at 2700 there is correction of 20%.

    i dont know what was the other all cost of flat 3340 psf. But for 2700 psf its coming ard 35LK...

    Even I visited multiple projects in pimple saudagar and believe me the current rates there can't cross 2100 Rs/sq.ft. let the quotation rate be any.Pertaining to G K Developers I would say Cash Crunch is the problem for him at present...So better think n take ur decision....I am also going to defer my plan to purchase flat by couple of months because I know market will crash but no chances to grow for some months.....
