Recently read about Aaryavarta - First integrated township in Nasik By Paranjape Schemes

Posting query in Pune thread as no city thread seem to exist for Nasik.

Has anyone of you heard about this project, launch price, status of booking, possession dates, etc?

Pls update this thread if anyone has more details or have made a booking. Thanks.

    Data present on paranjape's website. 51 acres. Need to dig out more info

  • My parents have stayed in govind nagar nashik for around 5.5 years and I can see that the township being planned just behind govind nagar . The current rates in near by areas like indira nagar where a few of my family friends have got a decent 3 bhk for 40 lacs all inclusive , though they had booked it a year ago . This is on the other side of the main road though , the area is residential as per the project location on map. And the builders and broker chaps in nashik are speaking for 3000+ rates now .

    NOTE: I have no clear idea about current rates or RE scenario at NASHIK . I am putting down points based on my trips to my home from pune during these 5.5 years tenure.

  • I checked this property way back in July 2012 - this is a JV between Paranjape and some local landlord (Jathar?) - yeah it's Govind Nagar near Maharana Pratap statue.

    the place has gud basic social and civic infra - like mkt, auto stand etc - quite close-by to Mum-Nashik highway but quite far away from city center (15 kms or so)

    the town ship will have shopping mall (at entrance like Blue Ridge) and towers with 1/2/3 BHK apts - the project will also bunglows (8 or 10) but they are for the original land lords and not available with Paranjape for sale. Though Paranjape will construct the same as per specifications for them.

    The towers will be developed in phases ( i think its 3 phases) - the typical 2BHK was all inclusive 57L - need to chk the brochure for specifics. Layout etc was gud and show-flat was impressive. The sales guy said the pre-launch was done around June 25th and they had bookings for 60% of phase-1 towers. My guess is that phase-1 must be fully booked and now they are luking for phase-2 customers.

    Well, it's Paranjape and integrated township - it's gud investment for folks who want a home outside Mumbai (but can't afford Pune or Nagpur is far away) - Nashik is near to Mumbai and also to Shirdi - weather is pleasant most of time.

    Nashik as city is getting tranformed and it's like Pune of Y2002 or so....IT and BPO's are already in Nashik plus with roads, bridges etc - things only luk to improve - Nashik is affordable and gud investment destination too.

    So, guys act NOW else like Pune many of us will miss this bus too...

    Typical 2 BHK is already 57L in Nasik? I thought it was a tier 2 city, but seems to be on par with Pune

    Checked the brochure with my cousin - all inclusive prices in July 2012 are given below. The INR 3500 psft is the quoted price.

    2.5BHK (1145b) --> 46.22L
    3BHK (1298b) --> 52.07L

    ****Sector-6****
    1BHK --> 28.11L, 28.22L, 35.87L (with terrace)
    2BHK ---> 38.36l to 38.44L
    2BHK --> 45.38L (with terrace)

    The @BHK 5&L in my previous post was incorrect - i stand corrected as above!!!

    Act NOW else ppl lose an opportunity to buy as Nashik is going to be part of Mum-Delhi industrial corridor - Nashik is proposed to be next manuf hub hence property appreciation will be much better than Pune.

  • looking at what Paranjape did with BR, changing layouts, bringing in 29flr towers full of studio apts and 1 BHKs, i would say pls dont trust what you see on brochures but verify exactly what are they offering....

    kuch bhi feko mat yaar..fekne ki bhi ek limit hai..nasik will overtake pune..haha..comeon man wake up..there is nothing in that city and just look at prices..in pune you have IT, auto and all other sectors present so we can say the prices is justified..

    wat is there in that crap city..nothing..just bcoz of some 2-3 IT companies and 1-2 big manufacturing companies nasik can not compare pune..and look at the prices..

    forget pune..first it has to compare itself with aurangabad and nagpur..

    Its not just the reality prices that will determine the growth of a city. Some areas in a small town may be costlier than certain areas of Mumbai but it doesnt mean that the town is better than mumbai. Its the standard of life, education, medication, transport etc. which are the more important factors.
    For me the RE price rise is hurting everybody everywhere. Its not good for anybody whether in Nagpur, Nashik Pune or Ramgarh. :D

    Its not F1 that we are talking overtaking here. lol

  • Agree with the points by "kingsmead" and "kk83710" - it is not F1 or not just the price rise etc

    In Y2003-2004 - people said the same-thing abt Pune what "kingsmead" had to say today abt Nashik . Today Pune has raced ahead of Bangalore / Hyderabad in-terms of property psft rate.

    Also, as the prices become unaffordable, ppl luk for locations with cheaper/affordable rates - if developers like Paranjape comes to Nashik with tonship project means there is future growth expected in that locaton/area.

    From what i see - maybe today Nashik doesn't luk very attractive from investment perspective but in less than 12 months down the line - Nashik may just give run for the money to Pune, Thane and Nagpur.

    Personally feel Nashik has the potential to give better returns than Pune in short-term.

    Let us wait for some time to see how the future unfolds in-terms of RE.

    Why are you saying Nashik is a Crap city? from where are you and what do you know about this city? Nashik is one of the world's holiest cities. Please note, members are from various cities across India and may object on such comments.
