Hello Guys,

I'm looking out for duplex flats (2 floors) in Pune.

Need your views on this.How does it fares against a flat.
What all things should one should look for?


One possible issue is fitting fans/lights in living room as the ceiling are very high as compared to normal flats.
Can you think of any thing else apart from the cost?

  • Fans/light fittings is only one time,
    but cleaning dust is also required regularly if you have window on heights.

  • Don't see too many positives with Duplex.

    1. Staircase becomes a major issue for older folks. If you plan to stay with your mom/dad etc they get restricted to the lower floor.

    2. Selling a Duplex is difficult compared to a flat. Generally few buyers.

    I would lean towards two flats instead or even a bigger flat on the same floor. Apart from privacy of two floors can't see much in a Duplex.

    Just my opinion. Totally depends on your need for a duplex.

    For me duplex is a mid way between a flat & a rowhouse.Cant afford a row house so looking for duplex.
    Since I would be staying with parents,duplex provides more free space as compared to a flat apart from added privacy
    Parents would not have any problem staying at lower floor.

    Resale could be an issue but I'm not sure whether I would sell it as it is for my own use in longer term.
