Thanks for the update. If it was bought for Rs 12000 psf, then won't be surprised if it is sold for Rs 14000 psf or more :)

Pune RE rates are going to a new level. But I guess areas like Model Colony, Boat Club, Kalyani Nagar, Koregaon Park would always demand rates in this range.

  • Or should we say the rates are model to rest of Pune

  • MindSpaceRealty is coming up with some new project "JALSA" on Prabhat road,
    just 6 Flats , 4 1/2 bhk , with 3 car parking reserved for each flat :)

what is happening, market is slow, real estate is falling in the north but still Pune Real Estate is showing boom ???
I guess NRIs, Onsite people are pumping the money into Pune . BAD...!!!

  • These are super luxury projects, targeted to the super rich class in Pune. Jitu said his brother purchased a 4 BHK on Prabhat road, so that is the type of customer.

These customers are not affected by middle class concerns, they just want to indicate that they have "arrived" in social status.

I dont think NRIs are part of this club. This will include mostly industrialists, businessmen or top level executives of IT firms.

+1. But personally, I don't like redevelopment project. The reasons are as follows :-

    > The old buyers get a flat here for free, and they already are in a group. This means, at later stage, if your thoughts don't match, you end being odd man out,

    > They may or maynot be rich in true sense. There have been cases where grandfather bought land & his father built on it & now son is giving it for redevelopment. If his standard of living is not upto the new buyers, it creates imbalance. This results in non-payment of maintenance charges etc.

    > The original owners have some ego probs with them, & feel they have first right to everything in the project.

Apart from this, buying in re-devlopment project is expensive as builder makes profit only on sales done to new buyers. And the buyers here are only of 2 types -

Either relatives of existing owners who want to stay together &/or people who want that particular area & no NEW supply coming in.

Btw, does anyone know why Pinnacle groups redevelopment project at Erandwane, opp Cummins is moving at snails pace ?

Possibly money is getting pumped in from onsite. :) Rupee depreciation means advance Diwali for them :)

    Read about Jalsa here

Jalsa by Mindspace Realty, Prabhat Road, Pune

3 Car parkings !! that means you can expect some celebrities or Neta or business tycoons to be staying here. Also only 6 flats here. So they may be already sold out :)

In this case the existing flat holders haven't been given a new flat. The old were bought at 12,000 from the owners.
