    People apparently don't want to learn from others experiences. They want to check if putting finger in fire actually hurts or people just say that.

    Similary if every builder in Pune starts charging 200% for terrace, people will say, well who does not charge, all charge, so no problem.

    Its not a question of what is right and what is wrong, its what everyone else does, I want to do that.

    But not all, I learned from you and realacres, dealing with Park Street is not a good Idea. So keep posting.

      Only luckiest people in IT have apartment in exquisite project of Park Street, a high end residential venture specifically aimed to target Indian upper layer IT, NRI IT class.

      Buy it once, you won't need to (or you wont be able to) buy gain

          3500 psf for Parkstreet...is it the quoted price??one of my friends had booked a month back at 3200 psf, but canceled for a better option at Balewadi at lesser price!!! y don't u negotiate a bit to get it down to something more reasonable...

          can u mention the total package for 2/3 BHK in there?

              Builder is not ready to negotiate as he is left with last few. He quoted 3300 for non garden & 3500 for garden. total package is 54L/57L NG/G. 2BHK are all sold off. possession is in Dec 10. Building is 86% complete.

                  It does not matter if they delay, but they must give very precise completion % LOL.

                    Sapphire park Bldg's are dangerously close to the high tension wires running inside Park Street. I wonder how the builder got he permissions to make buildings with HT lines running inside the complex. This is not only a health risk but also affects electronic equipment. Dont be surprised if your brain starts malfunctioning in a few yrs

                    Expect delays by atleast 5-6 months. You can expect good exteriors in this project but interiors quality will not be as compared to what they show in the sample flat. Be ready for that. And yes, They always have only a few flats left So rush, before someone else buys it

                      Thanks Himanshu for reading my posts. 3500 for Sapphire park looks costly to me. However, try the non garden facing flat and negotiate with the builder heavily.Be prepared for the delay in possession atleast by 3-4 months for A & B buildings.Overall society is good and lots of people have moved in.Grocery shop is opened inside and we get home deliveries.All daily necessities are in place.Housekeeping is well in control.However, there is a considerable noise & pollution problem for D building residents due to construction activity going on for A/B/C buildings.
                      Locationwise this project is strategically placed.Not very far away from Aundh & infotech park.
                      There are quality issues regarding some flats as there are leakages & seepages.However, you need to choose your flat carefully & get it inspected thoroughly before possession.
