I was talking to GK developers for a 2 hhk..when I also visited Ganeesham site there. They are qouting 2600 psf!! I had read in some post here earlier that it was also being booked at 2100. Anybody have any more news to share on this? Anybody interested..then we cud negotiate in a grp. They are saying nxt yr May possession.

    The rate in Pimple Saudagar is 2100 psft nowadays. The rate at S3 is 2100 and still you can negotiate S3 is not so good, but its not so bad that you are paying more than Rs. 500(25%) psft extra.If you wait for some more time, even GK will have to drop the rates. The rates in same area can't differ by 25%.

    It is not necessary that all information on the forum is accurate. Sometime it is just heard from someone and sometime manipulated. I found that in pimple saudgar near Govind garden rates are around 2200/2400 whereas near dwarkadhish around 2500/2700 depends upon builder and property.

  • Even I agree to Mahesh's point. Please dont take any information from here as the final word. We never know how firm the commitment from the builder was. Its best to trust rates at which people book rather than the ones that are floating around. I dont think GK will come down to 2100 in these times. The Worst has already passed I think and a house is always an asset. I know of friends who were getting 3 BHKs in baner for 18 L 3 years ago and left it coz they thought rates will fall. Now the same 3 BHK is at least 50L. So book at what you think is the best for you and forget about it. :)

    but akshay - "book at what you think is the best for you and forget about it" will be slightly difficult, since emi(s) for the cmg years will keep reminding me of this decision, good or bad! :)

    Hi Neha,

    I had also been to Ganeeshaam last sunday.. They are now quoting 3100 psf. but as soon as I asked whether it's negotiable the sales person directly came down to 2790 psf.. I also had a chat with one sales manager in IDBI Bank. The bank is trying for a bulk book. Under this bulk booking scheme they have finalised on 2300 psf with the builder.

  • Rs. 3200/- per sqft is too high...

    I talked sales person 2-3 days back. He told me price Rs. 3200/- per sqft (negotiable). Don't u feel price in this area shall not be more than Rs. 2600/- per sqft.

    Is there anbody who know the negotiated cost.

    Hello Friends,

    Yeaterday i have made a booking of 2 BHK flat in ganeesham 2 2600 psf.

    is it worth. i tried a lot but builder was not ready to negotiate. inital price which he ofered me was 3100 then after negotiation he came at 2750. when i sit with cheque and talked to his director then final price which i offered was 2600. please sugest.

  • you seems to be broker kicked hardly by wadwani builders. I have enquired in my office. Lots of peoples done booking there.

    I dlont beleive only one feedback. Any other who had made the booking in ganeesham 2 or having the experience of wadhwani builder please share it with me.

  • Nitin, whats the total cost you pay and how much is the sq ft area ?

    I guess you should go for the deal after you answer yourself these:

    - did you really really like the plan, sorroundings and the construction quality ?
    - has the the builder passed some tests on honesty and trust ?
    - are you buying your first home for your own shelter ?
    - would you feel sorry if the same flat is available at 20% lesser rates in an year from now ?

    If you are a speculative buyer, or someone who wants to look primarily as an investment, you might better want to wait.

    Lots of people have booked this project does not essentially mean its a good buy. The only advantage is that when one whines or sheds tears later, he can find good company.

    Nitin,
    Its not wadhwani builder or any other builder, Its the timing that wrong. The market is in correction mode right now and any purchase will come with potential risk. Given the high rates, chances of deeper correction are more likely. So wait and watch is better policy for atleast 1 year.

  • booked flat at Ganeesham in June

    Hi Nitin,
    I have also booked the flat at Ganeesham. I booked there because:
    1. After searching for the flats for the last 6 months at least, I realized that the prices are not coming down. And as I am planning to live there and not buying it as an investment, I would not mind much if there is a correction of 15-20%.
    2. Though the construction quality can not match that of the reputed builders, I did not have enough budget to go for those super quality schemes. Ganeesham seemed to be pretty much as per my requirements.
    3. As there is the proposed DP road, I am expecting that the connectivity will be good. And PS is developing quite fast so I expect that it would be pretty much like Aundh / Baner within the next couple of years.
    4. Though the possession date is June2010, as the scheme was already booked around 70-75%, I expect it to be completed. (may be with the delay of 3-4 months). But I was ready to take that much risk.

    As many others have said on the forums, I would also say that, if you are buying the flat for living there you should buy at the time you feel the deal is fair enough. There is no right or wrong time for this. If you keep on waiting for the prices to come down based on others opinions (no offense please), you would never be able to take the decision.
