Does anyone have information about Lorelle by Nirmiti group at wakad. Possession is in Nov-2009 and also providing scheme of HDFC 6.25% rate for three years.

At what rate one should book flat in Wakad or at Lorelle? And what is the potential of Wakad say after 3 years?

  • Mont Vaerte price is 2666/- per sqft in Wakad. Nirmiti is not that reputed and also site is inside Wakad so rates are around 2200/- to 2600/-. One thing is very clear Wakad has big potential as it is near to Hinjewadi and Nashik phata to Wakad BRT route is coming in next 3 years.

  • One of my friend visited Lorelle and he told me that they are offering at 2450/- psf with 6.25% interest for first 3 years. But most of the flats are booked ( marketing ?) and possesion is after 1 year. Nirmiti group is joint venture of belvalakar , javadekar so are reputed. But he told me that 963 sq ft flat cost 32L. So lloks like so much additional charges for club and amenities they are charging extra.

  • Lorelle does not have any flat below 1000 SQ Feet. I had words with their sales person.

    Regarding Booking I am also skeptical, and it seems to me it is a marketing strategy.

    According to my calcualtion 1133 SQ feet flat will cost you 30.5 L and you will get benifit of HDFC which will turn around 1.5L so net costing would be around 29L including all.

  • I visited Lorelle yesterday. He is quoting 2600 psf. He told me he can negotiate to 2500 psf. Not below that. There are not much flats remaining. At what rate should one book there.

    Whenever & wherever you buy, negotiate on total price. Don't fall to the trap of low interest rates for 1-3 years; what after this tenure? Rates of the property should be low, not only the interest rates. If property rates are low, EMI will be automatically low in any case!!:)
    Btw, Lorelle is not worth the current price.

  • Dont just look at the price, check the location of the project as well. Check what all projects are coming up around it, whether there is any plan for development of malls, parks etc. The area where Lorelle is located is very interior to Wakad with a lot of unorganized old buildings present which wont be removed for a long time. The area itself may take a very long time to develop. As realacres rightly mentioned, always negotiate on the total price. low interest rates, discounts on psqft rates etc are short term benefits

  • Some Infy/BT folks got a 2200psf deal which is a decent one.

    Anything above 28-30L for 2BHK/1100sq.ft house in Wakad is defenitely not a good buy i the current times.

  • Lorelle is constantly delaying the possession. Timelines have been shifted to Aug for Bldg A & B and Sep for Bldg. C.
    The Sales guy appears to be descent but is a true marketing guy. Keeps repeating that limited flats are available but there are close to 40 flats still available.
    Rates have been increased to 3100 psf but i guess can be negotiated to 3000 psf

    visit site , you will understand pace of work. You will find hardly any work/worker. Other projects launched well after the Lorelle , are finished long time back.

    In all buildings , 20% - 25% flats are reserved for landowner....builder is no hurry in completing this project.

    i surprise with the patience of people who booked the flat 2 years back...... paying heavy interest and still ready to wait for another 6-8 months ?

    Thanks for the update man:). This is the precise reason why we recommend to go for ready poss flats even if options might be less. For going in under-constro, then the builder should be of that caliber which unfortunately is absent in Pune for now :(.

  • Current quoting rate is 3200 . Lot of flats are investor flats . Do you want to buy investor flat ? Kindly check the risks with that . So if you're ready to pay some amount in cash i.e. give ur hard earned money as black money they'll reduce the rates . There are lot of extra charges . I really don't understand why people are falling in the trap and buying in Wakad which has nothing apart from being close to Hinjewadi . Kindly check the distance between neighbouring projects , will you get even air for free ? will you get basic amenities like water without paying for tankers ? what is the monthly maintenance(2100+ INR for 2 bhk flat - is it worth ?) , include property tax and house repairing cost after builder leaves the society .
    Kindly don't give money in cash . Even if you want to go for deals always pay in check on phase wise completion of project .

  • Its all about fooling customers. A friend of mine booked in this project in the month of Feb with an understanding that possession will be in next 4 months i.e. may end. However while signing the contract, they were adamant on signing 18 month timeframe for possession. Now the possession has been shifted to Sep end which means a delay of 4 months already from the committed period and by the way its progressing, I dont think so he'll get the possession anytime before Nov.

    However, I did like the layout of the project as well as construction quality. Hope the builders start generating trust to create brand name rather than chasing for short term profits.

  • Lorelle - (CRAP ) close to ready posession since 1 year

    i visited almost year back, sales person said its very close to ready posession.
    He is very smart....
    - Building structure is ready from year
    - Bulid Elevation is attractive
    - Sample flat decorated with 15 L interior work
    (pls don't compare with what you will be getting )
    - HDFC special interest rate offer
    - landowner flat are shown as coporate booking !!!

    Look at internal fittings, tiles and other material, its dam cheap quality.
    Bldg A leakage problems. Shifting possession date time to time.

    Why it is called Luxory aparment.

    Luxory Flat = Garden + Swimming Pool ? or you can watch real luxory project (Inspera/Palash/Capricio/Apostrophe) from this project ?
    or he is offering Luxory Price?


    You pay for elevation/external Colour or internal quality & commitment?

    Builder has shifting possession date again.

    Now they are saying end of october. I hope he means Oct 2010 !!!

    Bldg C people should form a group and force builder to pay rent for delayed period or should not pay any service tax.
