Need inputs on silver mist pune( pimple saudagar). what is the best price to buy? builder is quoting 2350. any views on the project?

  • I have booked the flat with RAMA Builders & Developers ( RAMA Groups) in "Silver Mist" located at "pimple Saudagar" Price quoted was 2450/- psft. No negotiation was entertained. expected Possession date is oct, 2010 but one must keep buffer of 3-6 months.

    I am looking for the people who has booking in "Silver mist" so that we can make a group to discuss the progress.

    I want to buy flat in Silver Mist. Can you please details about wat was the price after negotiation?

  • Complete cost of 1163 sft flat is RS 3315350/- which includes (Registration, car park, MSEB charges, maint. charges). No negotiation on psft rates.(Rs 2450/- ) Builder was planning to increase the rates to Rs 2550/- psft after 1 July.

    What the rates he is quoting now ?

  • I don't think Project is worth 2550 /-. I went there when it was 2350. And I havn't been there recently, but I am sure he will be ready to negotiate below 2550.

    I think for you, its the timing which was wrong. I think this project was around 2200-2300 few months back. But its good that you took the decision now, cause we are not sure what will be the situation in next few months either.

    Nevertheless, congrats on your decision to finalizing a flat.

  • I am still interested in the project, but i really doubt the possession date the builder is quoting(oct-2010).
    Has anybody visited the project recently? What is the construction status?

  • I dont think oct-2010 is realistic date, but then its ok if you like the project and ready to wait for at least another 2- years

  • I would expect the date - as April 2011.

    In worst case, where builders would remain hopeful (that delying their projects would help them maintain their profit levels), this project could go well beyond OCT 2011. But ... it all depends on individual builders sustaining capabilities.

  • I met with one Mr. Dharmendra on Silver Mist site. I booked 2 BHK for Rs 2450 per sqft in last week of Jun and i was promised a receipt in a week's time. However after multiples calls to their office, i did not get any receipt. The reasons stated were problems with server etc. I am thinking of cancelling the booking. Does anybody has similar experience ?

  • ^^ they are giving possession in Nov 2010.. so one shudnt think of getting possession before may-june 2011 :)

    Please do not make any transaction in cash with any builder. Always pay by cheque.

  • I have paid the booking amount by cheque and the entries are reflected in my passbook and hence I am not much worried about the "proof" that the money has been paid to the builder. However i am worried about the builder's beaurocratic approach. I was assured that i'd get the reciept after 2 days by courier which i did not get. After lot of calls to their office i was asked to speak with Dharmendra ( to whom the cheque was paid ). The person even does not return the call. When after couple of attempts, i got a chance to speak with him. And i was told that the condition is same with all the customers as the server has failed. Again i enquired after a week. Then finally the lady in the office (named Seema ) informed that reciept was ready 4 days back only. Again after couple of unsuccessful calls, Dharmendra took my call and then i was asked if i can come and collect the receipt. When i insisted on sending it by courier, i was told that it'd be possible only after a day to which i agreed. Now after 8 days, the reciept did not reach me. My calls are not returned.

    Again i had done some background check abt the RAMA Group before booking the apartment and i did not hear any bad thing about them. However i am unhappy because the customer care that is extended much before the registration is done and i am seriously thinking about the cancellation. Any suggestions or thoughts ?
