I am looking at properties in Viman Nager/Kharadi. What are the current property rates in these two areas?

    Initial launch rates were around 2200 psf.

    Had touched 3k now its on downward spiral.:D

    Definitely its a good buy for medium term future.

    These bldrs r factoring prices of 2015 or 2020? like stock P/E's

    when these areas will be in Pune with water and other facilities.

    Road though r being built with election round the corner.

    3 BHK flats r available cheaper than even 38 lk in Gera emerald.

    Personally saw properties with owners at 37- 38 lk .

    Seems these investors(sellers) r waiting for quite some time 6 months,

    Man the EON it park has slowed down, some people TCS etc. r shifting

    fm eastern corridor to western.

    No more speculator/genuine buyer nor any rentals on top huge of it

    huge maintenance costs.

    Almost NIL demand and HUGE supply : Methinks few thousands of

    vacant flats here fm Panavalkar goup at one end through Gera's to

    Kumar bldr and Marvel at the other end.

    Ghost bldgs - Its a buyers delight.:D

    Hi,

    I am very well interested to buy compact 2 BHK flat (895 or 885 Sq. F) in Urban Nirvana project located Kharadi.

    If any body is interested then inform me immediately so we can go ahead for group booking to avail better negotiable rates.

    Project is very attractive of having only 3 building and offering all required emenities. Just 0.5 kms distance connectivity to Nagar road..........which is next IT Hub declared.

    It is not ready possession. The promised dates sart fm Dec 09.

    The bldr i.e Sanklecha is fm Nashik.

    There r three types of bldgs A,B ,C .

    The most damning part is the loading which on paper is abt 70 %.

    Thus if u book 996 Sq ft flat in Bldg A, u r getting 702 Sq ft carpet area. U would be paying actual for 1170 Sq ft.:o

    Also bldr is charging for open parking 50,000 only for wing A, which is

    illegal. Normal parking is 150000.

    Just checked Rohan Mithila yesterday.
    Their basic rates for aparments are 3700 for garden facing and 3600 for back facing. And premium for 50 for floors above 3rd floor.

    For this rate, a 2bhk garden facing will cost 39L. (inclusive all)
    Their quality of sample flat was quite good. But rates are out of reach.
    Possession will be in Dec 2010.

    Make it Dec 2011 or even more seeing their project booking & RE scenario.
    Wherever you buy, go for ready possession. I have seen abandoned projects which were completed even to the tune of over 70% in Delhi-NCR as well as in Mumbai.

    Looks like construction is almost at a stand still here or going on at avery slow pace (as of last weekend).. Possession may be delayed beyond 2010

  • Yes have seen camelot. The rates were 3000 psf (nego) for flats just a few weeks back. suddenly after Runwal Luxuria has launched & has seen some good bookings, resale flat owners in Camelot have hiked up their rates..!

    Have seen an advt in magicbricks (?) quoting 80 L for a 3 bhk here...:(

    We have seen one flat here and there was an issue of seepage in the walls...Plus the sound of aircarft nearby.

    The bldg seems well maintained other wise
