Hi,

I am quite interested in projects in Baner- Balewadi area. Although not visited those sites recently.

Can anyone tell me what rate is going on there now, say in projects like Kool homes, Oravi, Vatika etc..?

What do you think, what psf price should be worth there, and how much we can bargain there?

    Avoid new projects even if they offer you INR 850/sq ft rate. Who knows by the time you get your flat there may have been 100 modifications done to floor plan, layout, elevation etc. Go for ready poss only.

    It's ready poss, all amenities are ready, specs are good, quality is the best amongst all here, only Sapphire park comes close but again loses on location.

    Floor plan is subjective matter. Those who look for spacious hall will like this, those who look for good kitchen will hate it. But yes, this is not VFM as at this price one can get in proper Baner. Other drawback is as all the flats have been sold, you need to nego with investors on individual case to case basis which makes the process a bit more complicated.

    Yes, many but they need to be bought from investors. Not a single project I think is good to buy from builder. My list has Westend River View, Sup palms, Tiara & those who have bigger budget can look for resales at 1Modibaug & 10Kasturkunj. It is much better than buying at KP. But again, it is a matter of perspective. I am not considering east, else I have heard that Malabar is also good.

    PS:- While looking for good projects, I keep infra in mind. If you want just good projects without proper infra, then the list can be quite big.

    Tiara is gone. Checked that. No resales either. Only for rent, that too 1 flat of 3BR. Gold Coast resale, 1700 sq ft, 3BR is going for 74L. Some on websites though post as 80L+. Westend river view:- Didn't get anything for sale in 3BR, though for rent in available. Have asked agents to keep a tab here though, but I am not optimistic coz most are end users. If you are looking at 3BR near gold coast, also look for Kapil malhar2, if you liked it. Rate is 4k nego.
    1 Modibaug & 10 Kasturkunj:- One my fav projects. Has a good population of Marwari, Gujju & some punjabi folks. Best part:- Is built by Rohan builders. Again no resales easily available. Also, the family won't permit to buy a flat a such price, they would rather prefer to build on own. But personally I prefer these more than some schemes even in KP. The booking rates few years back were guess?????? INR 2300/sq ft!!

    I don't know why, but all the projects I liked are sold out:(. Now I am betting heavily on resales. Let's see what happens.

    i visited zion, concord portia and sapphire park. they did not commitment about the DP road. I would love to have street lights and a DP road on the side, but wouldn't that all come with a higher price tag. 3 BHKs in these project cost around 42-45 lacs. where can i get a 3 bhk in 42-45 lacs in this area, a place that has good connectivity (42-43) is my budget

    Kool homes is just a gimmick by giving fancy electronic goods. These systems don't cost more than INR 50k max in the open market. Don't fall for their HAP Systems etc. Just a marketing gimmick.

    Concord Portia by Atharva Housing, right? Well, just forget about the proposed DP road. I can give you in writing that this road won't come up in next 10 years.:p The land acquisition process has not even started! The builders here are just leaving space for road only in front of their project so as to fool buyers based on future commitments. Even Sapphire Park by Amit Ent. is doing the same thing here & I found this project better than Portia.

    The existing road is so small that one car has to go down the road to give side to another with no streetlights. Perhaps builders are trying to reduce carbon emissions by building in such areas!:D No basic infra, no shops in walking distance, can't move without private vehicle & can't walk after sunset.

    Same DP road gimmicks were played by builders like Gera, DNV, Rachana etc. giving lame excuse of CYG Games at Balewadi. (Gera has stopped giving calls to me when I told them to $%%**# after giving false details about Regents Park). Where do they stand today? My car got hit atleast 3-4 times on this stretch. Need to buy a Humvee for traveling here!:D

    I won't buy at Portia, Sapphire Park even for INR 1200/sq ft, let alone INR 2600/sq ft.

    Resales are available at Proxima. There was one 3BR for 49L nego. I did not like the floor plan but this is a ready possession project. See if you can get one. Also note that some sabji mandi is planned by PMC here which is being opposed by Proxima residents as they fear that the access road would become very small.

    reakacres, I am planning to purchase resale property in WAKAD/Baner/Balewadi which should be accessible to hinjewadi as well as to Pune city. Is there any thread on which similar discussion is going on? I will follow this and I will visit some apartments specified here. :)
