I am looking for a 1 or 2 BHK flat in Baner area.
Has any1 heard about the baner pashan link road.
Is the area good. Are there any good schemes.

    sm of the resales option tht i hv got is :

    Shantiniketan : 34 lacs
    elite empire : 29.75 lacs

    anything less thn 30-31 lacs : u can only get in individual buildings wid sm 8-10 buildings!!

    evaluating all these options, i felt this Sai Vihar to be a decent option!!

    Shantiniketan:- Don't know how many more years the builder will take to give possession. The flats are too tiny, you put one step inside & second step goes in the neighbours apartment:D.

    Elite Empire:- Good location, pathetic construction quality. Booking rate was around INR 800-850/sq ft, so don't expect amenities' quality of INR 2500-3k /sq ft flats.

    I stayed in sai vihar on rent couple of years back. Its good apartment , well maintened,never faced any problems. See if you can negotiate further

    It is on the pune-mumbai highway. Opposite to Mitcon. Rate is 3500psf and possession Nov 2010.

    even if i go by the carpet area, the resale rate is as high as 3100 !! tht is even after adding another 3 lacs for misc stuff i wud hv paid for a new flat!!

    really nt sure if it is wrth it!! but at the same time..i m yet to find smthng less thn 28 lacs on Sus road!! tht too a decent deal!!ur views?? sud i wait a lil bit further?

    I got email from Rohan Leher 2 weeks back(I had enquired on their website 4weeks back). The rate is 2950 upto 5th floor and 3050 for above floors.
