    After searching in Wagholi,Magarpatta Road,Old Mundhva bypass (WadgaonSheri), Dhanori, finally have given PDC token for North Phase of Gera Emerald, Kharadi.

    Its about 4 years old flat.
    Investor, unused.
    2bhk plus a Utility Room
    1225 sq ft ( 50% terrace, 25% Loading).
    Carpet Area 965 sqft plus 70sqft

    I like the floor plan and total area and additional utility room
    (which could be converted to a small bar )
    4th clincher is the are which is spaced out around eon park.
    I don't fancy the bypass area.

    There's a 4 acre area that could be made into a park . amen
    (assuming biogas plant option is thrown off the window)

    Parking is open and reserved.Its a 2nd floor flat.

    I had a limited budget around 50L and it was difficult to go beyond that even by 3-4 lac. Else may have considered Soth phase as well which has same floor plans but about 1.5 years old.

    Dhanori - Infra missing and a bit far from IT area locus.
    Magarpatta/Hadapsar: I don't like the congestion in that area.
    Wagholi: Quality construction : Like Ivr apartments and Vascon.
    Can't live there as of now, unfortunately.
    Checked most flats in this area.
    WadgaonSheri: The Road around Bollywood e-square is narrow and didn't have
    much option here.
    Konark Eureka was the best option. Out of budget
    Kharadi bypass area: Seen most flats -Everglade had the worst floor plan considering its cost. Didn't see anything was appealing and worth the price.

    Please share views and if you think any better option is available that I have missed in 50L bracket. 55L is a bit stretch for me.

    Reasons for this decision and other options:

    Going back on the reasons why I zeroed on this option in emerald city:
    Floor plan needed to be good.
    Area should have noce roads.
    Basti/Slums shouldn't be in the vicinity.
    Area of the flat shouldn't be typically around 950-1000sqft (more the better).
    Should be Close to Kharadi/Magarpatta.
    Budget : 40L-50L depending on value of the property.

    Lohegaon:
    Splendid Square: Nice floor plan for 2.5bhk. Early possession.
    Costing about 51L.. Approach road , Air force road closure issues.

    Another one was called something Aasra: Nothing great. But was very cheap.
    42L 2bhk ready possession (sample flat). ( or was it 32L???)
    Approach was pathetic. Had a very big well in the society .

    Dhanori area:
    Gini Bellismo: Nice floor plan. Area had no infra and woudl have been a daily struggle.

    There's another one from Gini in Tingrenagar (aria??). Very good floor plan.
    Wife had issues with living there. Didn't visit.

    Celestine- imposing round building, not worth cost of 48L though.
    Others were under construction with late possession.
    Roads were absent. Not much to talk about.



    Vishrantwadi:
    Kukreja Heritage was good and around 53L.
    Nice society, ready possession. Not sure was interested in living in V'wadi and travelling to IT park. Left it with heavy heart.

    Uttam townscapes/Nandan: Nice but out of my budget.

      Reasons (contd)

      Chandan Nagar/Wadgaon Sheri:

      Lotus Arena - ( 950 sqft) 7th Floor flat. I was quoted about 42L basic price. It was a good society , behind bollywood esquare.
      But rooms were ok and hall was room size.
      Had two terraces and view was nice.
      Flat was built well and communal area was large between floors.
      The approach was extremely dicey, the main road very narrow and the crowd around was suspect. Small factories lined the road including a big bar.
      Would definitely recommend this option to anyone.
      Was serious about this option.

      Konark Eureka: Investor 60L flat: Not in budget.

      Silver Crescent: 55L basic price. 58L package:
      Floor plan ok. Not a clincher. Pricey.

      Kharadi Bypass:

      Nyati (bypass road): Didn't see the flat but was not gonna strech to 58L package.
      Flat was about 6 years old as well.

      Springdale:Looked old, 3bhk was available at 50L package.
      Nothing great , looked old from inside and out. NOt maintained society.
      Location was on road.

      Rakshak Nagar Gold: 2bk - small , ok types. Nothing much - 900sqft.
      A penthouse was there as well: Very old from inside. 48L package.
      Society was maintained. Wouldn't have paid for small flat and big upper terrace.

      Tanisq: Tenant never opened the door!!

      Everglade: Flat was built around a very large kitchen with dismal sunlight.
      Small hall.
      Colonnade: Tenant never opened the door.
      Found both BU Bhandari flats pricey. Quality was better than most.
      Approach of both were nothing but dismal.

      Kumar (primvera/primrose something???) technically in chandan nagar.
      Worst approach. Ok flat. Small though for the price (48L package).

      Gulmohar something!!: New construction: In front of Marvel project, at dead end,ahead of tanishq. Can't remember the name.
      47L package, top floor. Was an option that I seriously considered.

      Didn't look into Gulmohar Paradise and Gulmohar city.

      DEv Exotice: Not in budget.

      Parmar Square: Ok flat. Not L shaped hall. Refurbished. Good location. Looked very old building. Nice communal area around stairs.
      No amenity space. Congested play area. Looked 8-10 years old.
      Not a clincher at 45L package.


      LIviano: Under construction, small area, jazzy marketing, not much to appeal.

      Wagholi:

      Wagholi Vascon Citron: 2015 possession, area underdeveloped.

      Ivy Estate: Wagholi nagar road very narrow. Cost of 2bhk around 49L. Didn't find it as a clincher. Area still has issues.

      Marvel Fria: Not in budget.

      Bhandari Savannnah: 49L 3bhk and 44L 2bhk.
      Very big 3bhk at nice cost. Didn't fancy the construction, approach.

      Vermont: Late possession.

      Bascically, at some point, I dropped wagholi as an option.

        Magarpatta Area:
        Amanora: trendy home: 850sqft: 22nd/21st floor. Very small flat. Good views.
        Wife felt uneasy in the lift. Dizzy. dropped it due to wife issue/small area/possession 2 years late.
        Didn't like Amanora as a whole really.

        Unique enclave: Strange approach. Flat was not having good floor plan.
        Didn't fancy the surroundings. Looked very dwarfed society compared to everything around. But would recommend if someone wants to live closer to magarpatta IT park. Not very appealing to me.

        Magarpatta Housing: Didn't search. Was no-go for me. Lot of reasons.

        Kumar (purab/purva) : Ok flat. Late possession for next phase. Not cheap but not great.No VFM really.

        BA project near HT wires before trendy homes: horrible approach. Next to rail line. Dropped.

        Ela : Not in budget.

          Eve's Garden:
          Nice flat . Good floor plan.
          Builder would have negotiated on pricing.
          Gram Panchayat. Water issues.

          Another project adjacent to it Eve's.
          Ok types.

          Both of these had roads similar to handewadi area. Congested.
          Local crowd.
          People might consider them as options. Road condition might improve.

          Venkatesh Flora: Not cheap.
          Didn't visit since cost wise was similar to Kharadi.
          People may like it. I have no idea since never saw the flat.

          Eastern Ranges : 3 years possession. Dropped.

          Konark Krish: 60L : budget issues.

          Handewadi was not in reckoning.
          Manjari : Didn't venture there.

          Kalyani Nagar: Not in budget.

          Wanorie: Never saw any flats there. Didn't venture.
          Good area. Would have got an old flat based on the adverts there.
          But wouldn't get anything good in my budget.

            Generally all flats I saw were either very old (more than 7 years) in 48L budget.
            Or were around 4-5 years old but very small in 45 -50L bracket.

            Saw 4-5 flats. Nothing in my budget or taste.

            Kharadi Eon area:
            Like the area very much, more than bypass.


            Ganga Constella, : Kitchen was like a nook, rooms were small (950 sqft), Society were very very big. Hall was L shaped but nothing appealed beyond the very imposing look of the society. Amenities were plenty.
            Cost was 48L... Didn't want to spend on something that didn't fully appeal.


            DEccan Gold: Big terrace, top floor flat. Floor plan was ok.. construction ok..
            Didn't fancy. 53l

            A single building society: Cheap cost wise for the area. Bad construction. 6 months possession. Good for investment, not livability.
            End of road before nagar road location.
            Kaam waalis lived in adjacent buildings!!

            AArav Castle: Single building. Ok construction. No amenities worth mentioning.
            Ready to negotiate. Not a bad option but nothing great.
            About 50l. 4floors or near about. Might get dwarfed in future due to buildings around.
            Wife rejected it. So not much left to discuss on it.

            Vascon - Clover Forest County:
            Best of the lot. My favourite.
            Not in budget.
            B***** F*****
            Damn.

            Urban Nirvana: 58-60L package: Not in budget.

            Gulmohar Queenstown: Not in budget. No go anyways.

            I think I am done now.

              Great post.... in true spirit of this forum against the rants on price predictions (up/down both :P).

              The "Gulmohar something!!" that you mentioned, was it Gulmohar Queenstown?
              For resale flats, you went through a broker?

                  Any idea what brokerage in general is charged in kharadi/east pune/Pune
                  from Buyers.

                  Mine asked 2 percent.
                  Is there any minimum service he should provide in return, after negotiations with seller is done? Is Lawyer fee part of brokerage?

                  Is this a norm now. Might negotiate to 1.6 - 1.8 max for a 50-51L basic cost.

                    2% is normal but is nego & in current RE scenario, you can reduce it to 1.5% with ease. Lawyer's fees may not be part of the deal if broker is the tree type i.e. the one who puts ads on trees . Prof guys may not charge anything more for lawyers. At the end, since this RE is unregulated, there is no fix charge. It is between you & the broker. Some brokers even go a step further & help in changing the name on electricity bills, property tax etc. Better to all these things in one-stroke, else the issue keeps pending for years & one wakes up only when you require the docs at later stage .

                    Btw, brokerage amount can be shown officially. This is helpful for calculating capital gains tax, if any.
