Hi All ,

I hear that the Blue Ridge Phase II is not doing well. Anyone having any updates on this scheme? What is the possession date for phase II? Heard a lot of cancellations have been happening there any idea please update.

  • i also find balewadi good area, its quite open.

    orchid school isnearby (although costly), yes hosptals are far but normal grocery requirement can be fullfilled. DMART, MORE, FOOD Bazaar are in 2 km distace, local grocery shops are there and lot of home delivery options.

  • Folks I have some update on BR and its not good. Back in Feb 2009 when I had inquired, the possession for Tower 7 was Mar 2012. Yesterday I heard from a friend who has booked that the tower possession is now Aug 2013! A straight delay of over a year. This doesn't augur well at all for BR. I also noticed that their website isnt carrying any "progress"/status pics of the site anymore. They used to update through photographs every month.

    Strangely I also see the going rate there is 4000 (?) now - what is going on with this project?

  • This was always going to be the case. At least the good part is it is not a slow death. He is saying upfront saying the delay will be 17 months. I just hope it is 17 months only and it doesn't extend. Some other builders have the habit of saying 3-4 months and the buyer realizes 2 years down the line that the builder meant 3-4 months 7-8 times.

    Is anything going to be delivered by March 2012? or the first building will be delivered in Aug 2013? If thats the case, then think of the prudent investor who would have bought in 2007-08 when it was first launched...

    Thanks for the update kia99. With regards BR, this was bound to happen & was discussed here too. The builder has pumped in loads of money from his other projects into this one thinking that he will make loads of money by buying agri land at cheap cost in village, build township & then sell at high rates. Man, this is the delay at this time, imagine then how long will it take for the entire BR to get complete?

    Builder getting stuck due is also affecting his other projects like La Cresta, Sopanbaugh.

    * PS:- This would mean that those who have taken admission in the BR school will have to make their children travel more by another 17 months. So, rather than walk to school, it would be travel over-night to school :D.

    Starting school before the residential towers are complete are more of a gimmick to pull in more 'bakras' rather than actually deliver the product.

  • Tower 7 was part of Phase 2 set of towers. I think the Phase 1 towers will be delivered this year I hope.

    I still dont find a better laid out project in Pune. There are so many projects launched everyday but none like Blueridge (BlueRidge on paper I mean)

    Hey Kia,

    For Towers 1,2,3 & 4 Possession was promised by March 11. For 1&2 they are promising to give delivery by April-May...and for 3&4 it is June-July. In the agreement they have mentioned to give the possession latest by August 2011. I feel that is the deadline they are working on. Anyways the construction of all four towers to 25th floor is complete.

    I am getting calls from BR to come and sign up to form the society even before they give the delivery. I am not able to comprehend the motive behind that coz usually all builders tend to delay as much as they can on forming the society. So if anyone has any insight on the pros and cons forming a society before getting the delivery please share.

    Then it might not be actual society. It might be something as apartment deed where builder own land and buyer own apartment.

    Does anyone know about the other towers that is in their plan but not open for booking? I believe they were waiting for some approvals on those towers.

    Many a times it has been observed that the builder takes such signatures to form soc & then without the knowledge of buyers gives multiple NOCs to builder (himself) on societies behalf. This may prove costly for the members later if at all builder has put his interest first than societies.

    One should be immensely careful what the builder is doing in this regard & such formation of soc should be best avoided at this stage. If not, check what is mentioned in the docs which are needed to be signed if some points are confusing, hire a lawyer collectively if possible. Don't sign the dotted line blindly.

  • Current Rate: 4200/ sqrfeet for floors upto 20 and from 21 to 25 it is 4500/sqrfeet.

  • what is the expected maintenance charges once the ownership is transfered from Builder to Society?

    My guess it would be quite high as the towers :)
