Hi All ,

I hear that the Blue Ridge Phase II is not doing well. Anyone having any updates on this scheme? What is the possession date for phase II? Heard a lot of cancellations have been happening there any idea please update.

    Finishing infrastucture and other facilities will take few more years after all towers are built. So say by 2015-16.

  • Theft at BR

    Some thefts took place at BR where the cables were getting stolen. Finally, builder found out that the some security guards were involved & they simply used to throw the cables outside the compound & their associates would collect it from there.

    If such things are taking place right now, I wonder what sort of security the residents here would have especially when most of the area will still remain under-construction. Issue becomes more grave as the township itself is running few years behind its completion date target. And it seems that as BR isn't getting much of response, projects like Forest Trails are being relaunched & repackaged to get some liquidity.

    Btw, does anyone have any update about phase2 of Magnolia. It is just 1 building coming right at entrance of the compound.

    ....any takers ...any comments...
    also they have come up with new scheme to loot residents...golf club membership for only Rs 2 lakhs:).....they are asking 2 lakhs ...but as usual no product to show...except some dug holes....

    This is indeed ridiculous & equally funny.
    Townships were done for mainly 2 reasons -

    > Give builder cost advantage due to volume, leading to lower cost for the project,

    > The buyer went bit farther from city but got house at much cheaper rates with basic infra in place.

    If the pricing is same or more than city limit projects, why would one buy in township which is subject to change mid-way with no rights on land for the buyer ??

    Under any circumstances, rates in H'wadi has to be lower by atleast 20% than Wakad to sustain, not to forget that there are 4 or more townships in the same area targeting the same audience.

    Can someone please tell me the currenct rpice in Blue Ridge?

    It wud be a great if you can also share you point of view on expected retrurns ( in terms od capital appreciation) in horizon of 3-5 years.

    Also, how much rent one can expect of 1 BHKin BR after 2015 ?

    Planning to book a 3bhk Golf facing

    Visited project this weekend....extremely good stuff...operational SEZ at entrance...shopping mall too getting built

    -ve...price is almost matching wakad/balewadi....no tennis court...small swimming pools + basic game courts
