Hi All ,

I hear that the Blue Ridge Phase II is not doing well. Anyone having any updates on this scheme? What is the possession date for phase II? Heard a lot of cancellations have been happening there any idea please update.

    c'mon man.. there would be a lot of people who would say both good and bad things abt BR.

    always remember that by writing blogs or posting on forums just cannot change the reality.

    for reference, read RK's blogs about XRBIA and compare it with reality. :)

    Its not about you 4-5 guys who have invested in BR .... its about thousands of VIEWERS who view this thread..... to take their decision.

    Its a UNIVERSAL truth that ....... CRITICS are more important in life than plain APPRAISERS.

    Any naive person can PRAISE the future by seeing the DP ..... but only experience person can point out the PITFALLS that are there or may come.

    We are not here to read 'rosy' comments about BR because any SALES PERSON of BR can give it !

    We are here to read CRITICS comments, which only a person having no Interest in BR can give...... ex: RealAcres and others who have not invested.

    I can hear positive points made by you from any SALES Exec of BR.
    But we may not TRUST their/your comments, even though they may be true ..... because its a simple scenarios of CONFLICT OF INTEREST.

  • Today BR investors are betting big on upcoming social infra in and around BR in next two years??. Already 5 years has gone betting this. However we have to change definition of social infra to accept their argument.

    I am sure after couple of years when BR will complete(finally) they will leave this social infra argument and then start praising fresh air that they get by staying in remote areas.

    This is exactly same what happen with Rohan Leher. Rohan Leher although small scheme compare to BR started way back in 2007 if I am not wrong and that time sales people/investors betting big on development of the area around. Look at the situation today after more than 5.5 years they have only fresh air, tanker water and nothing around. I have recently read some residents from Leher praising fresh air now.
    So far builders are successful in fooling buyers with this fresh air concept. However looking at number of vehicles enter every day in Hinjewadi fresh air is hardly to come and not to forget diesel generator set used by companies in hinjewadi.

    The most of the land in hinjewadi is owned by MIDC and it is difficult/impossible for them to convert it for residential purpose. Are people waiting for miracle to convert entire hinjewadi in residential area for social infra to develop?

    The only township in Pune which has luxury of closure to work location and social infra is MP city and Amanora. The Nanded city has potential but it is remain to be seen how many companies will be able to afford space in Nanded city to make it commercial hub.

  • the argument of the bears is that BR lacks social infra and my take is that it does not matter. people have different needs and not everyone wants everything within 1km of their house. people living in wakad/baner keep their kids in BR school day care so does that mean those areas dont have social infra? and for a person who have lived his/her entire life in pune the attraction of staying in the city might be quite high but that does not mean everyone has to.
    the world is getting smaller and people travel great distances to satify their hobbies so just dismissing a scheme cause the area around which is getting developed lacks social infra is not correct. do a lost of +ve and -ve and give each entry a weight-age and see if the scheme is good for u. if not look at another scheme

    suggest u look at the MIDC area plan. majority of the land is not owned by MIDC - it never will be otherwise how will the builders make money :)

    9k-10k is still far away but the rate is likely to cross 6K in 2013.

    BR is obviously "out there" for current residents of Pune who have nothing to do with the IT park.

    For those of us who are not current Pune residents but will move into the area in future, BR will be the starting point of social infrastructure.

    Townships are like seeds.
    They have long incubation period before they are completed, populated and matured.
    Any end-user who buys a place in BR knows it.

    Social infrastructure ALWAYS follows population and money.

    By endlessly repeating that "at this point Hinjewadi doesn't have any social infra" .....nothing is achieved.

  • Today, I visited BR & following are my observations:

    - Signal implemented at Hinjewadi chowk. Intentionally traveled during peak hours to get a feel, lot of traffic jam till the chowk. Hinjewadi road being widened as per the driver. Smooth ride after turning left for phase 1 (past Persistent, Infosys campus)
    - Some well known commercial places within 3 kms (1.9 miles) of BR (please google for more info on some of the places): Crossword, Coffee Cafe Day, Little Italy, Dominos, D-Mart, Mast Kalandar, McDonalds, Rushhrs, IDBI, Punjab National Bank, SBI, Bank of Maharashtra, HDFC Bank, Axis Bank, Union Bank, Cafe, Indian in a box, Reliance Digital World, Subway, Courtyard Marriott, Tamanna Executive Hotel, Lemon Tree Hotel, 3 petrol pumps, Maruti Suzuki Showroom & service center etc. Coming up: Reliance Fresh, Xion Shopping Center (near Dmart).
    - Vehicle number is recorded at the BR entrance (no need to stop)
    - BR Still a construction zone. Need to be careful when approaching 12,13,14 towers because 9,10,11 are under construction.
    - A big plus is that parking is below ground level. Full marks from a safety perspective (especially for kids) as compared to parking at the ground level.
    - Apt was in pretty good condition, almost ready for possession. Few minor issues which will get resolved as per the site engineer. Will make a list and hand it over prior to accepting possession.
    - Finished towers (1 & 2) are top quality; Need to sign in at the car entrance; Each tower has a lobby with sofas; Main doors to building elevators are secured using finger-print technology & video cameras in place. tower security did not allow me to enter the building without having a reference.
    - Shopping Center convenience store functioning with limited items ; Free delivery of milk or any requested items even if they are not in store ; vegetable market open with rates at par with what is in the city ; again vegetables can be delivered to home. Medical shop to open.
    - River side is all clean & garden is very nicely maintained ; Entire riverside area is monitored. It was a bit cooler near the river, so expecting a cool breeze in the evenings or nights, especially for people facing the river.
    - Two fire trucks positioned at BR.
    - On my way back, drove to Aditya Birla - took 20 minutes to reach & mostly because of the construction in Wakad. The Dange road has been nicely widened now with unauthorized properties being demolished. PCMC at work !

    Overall, pretty impressed with the BR progress, though I feel that they could have planned it better to minimize inconvenience to current residents due to ongoing construction.
