Guys...need feedback on subject builder (JK Group, promoted by Nimhan builder) on Baner-Pashan link road. I attended the presentation in the conference room about the project. Quoted rate is INR 3150/sq ft.Let me know reputation of the builder (not PBAP member). Overall project and flat layouts are good...however possesion is after 1 year. Pls advise...Thx -

  • I did go and see the project six months earlier and even then it was limited to a presentation in an AC room. Not a single brick has been laid out and all that they gave were tall promises. Flat layout looks nice but really expensive project. I dont think he will have everything ready in an year, maybe the flat but not other amenities. I would also be wary of wooden flooring. Really hard to maintain and gets scratches easily.

    Better to go ahead with ready possession or near possession in these times.

  • Don't buy under-construction projects for even INR 1000/sq ft here. Btw, is this builder, Nimhan the same builder of Padma Vilas near Athshree, Baner-Pashan link road (I had forgotten to ask this)? Whenever you buy, go for ready possession only.

  • Thanks REALACRES & AKSSENTI for your continued feedback. I went to Park Ridge site and construction seemed to be with okay pace. Visited PadmaVilas society by the same builder.Society looks nice and flat layouts are also fine. Only problem about park ridge is it's possesion is somewhere in March 2010. Don't trust the builders these days and hence as REALACRES says, want to go for ready possession flats only. Thanks -

    Yes..It is a project with the Same Promoter (Mr.Nimhan) of PadmaVilas :)

  • The status is under construction. Only building in phase I (many units about 15/33 vacant), next phase II 2 buildings, and so on. I was offered rate 3500, and have not tried any negotiations.

  • Visited this site yesterday. There is only one building which is also underconstruction. the brick work is yet to start for this building. The sales person told me that they hve started the construction after diwali last year. so in 1+ year there is no progress. she showed me the booking list and i could see about 10 to 12 bookings were done so far. I liked the location but would suggest to stay away from the project.

    I am looking to book 3BHK in Park Ridge, but the posession date seems to very problematic, as I need it max 1 year, the work progress at site seems at very slow pace...dont know if builder will really be able to had over flat in time by 1 year from today.

    Let me know guyz u r feedback/views on this..

    Floor plans looks good. But layout is very congested.

    If you are so pessimestic about the possession, would you believe some anonymous guy on this forum if he told you to go ahead with the deal? As a general rule, it is foolishness to go for an under construction property unless the builder is extremely reputed or you are a pure investor. Is the builder ready to put the possession date in the agreement? If not, then he has no intention of delivering on time, so better avoid.

  • Regular folks in this forum are so cruel to society that they either buy for end-use or prefer stay on rent rather than paying truck load of EMIs for other chaps to enjoy the flat for meager rentals. They really dont believe in social service.
    you can visit INSIGNIA group on yahoo where kind folks invest in flats and sell out for 45% or more return in 2 years.

    My personal experience, check Intranet of Infy, Cogni, Wipro, etc for finding a apartment on rent. I could find one from there twice
