hmmm.. investing in future studies vs holding onto an investment generating 9K rent after paying 20k emi.
For me its a simple choice - sell the flat and invest in studies (good institute, proper degree and interest in the area of study) provided you need the money from the flat to fund your studies. Dont sell flat if you have money saved elsewhere and can afford the EMI payments.
Getting 15% returns is only possible in stocks and for it you need to hold them for a decent period of time unless you are a super trader in which case you really dont need to sell the flat.
To check the current value of the flat put an ad/post on IT company forums and check what offers you get."
