I am in a dilemma. I tried searching properties upto 50L for 2 bhk, in areas near aundh. I failed in getting one. Now, 1 bhk in 10 year old society is available on DP road, without balcony and parking. Aread is 625 sq.ft, final price is 36.6L.

Will it be a good decision to buy, buying for Staying..

Request help in decision, will be happy to provide other details.

    Aundh is a well developed area.
    What you should verify is;
    structural soundness of 10 year old building: seepage marks,electrical wiring state,cracks etc in the walls.
    parking facility for your vehicle/s
    legal paper work
    Approach road
    Water availability
    Which floor?
    state of society- has it been formed?
    625 sq ft is carpet area or salable area-loading %
    Price is slightly on high side for 10 year old building.
    If location is suitable and papers ok it can be seriously considered for purchase,subject to structural soundness of building.
    Negotiate the price down wards

    Thanks for your reply! Society is formed,water availability is good. The flat is on 4th floor with lift, parking is available for 2 wheelers..625 area is the total area of the flat. Condition of the flat is ok, will need some renovation, but nothing major.

    Will try to negotiate further, but seller is saying he already has a buyer this price :-( Any tricks to for better negotiation ?

    We must give him legal tips to try and reduce his selling price.Option of black money is wrong.
    On one hand builders get criticized for dealing in cash,wrong dealings etc and on the other hand we are recommending irregular methods.It is like saying if builder does wrong it is wrong but if individual buyer adopts wrong.methods it is not wrong.
    Monitoring of cash transactions is now at a high and you can easily get tripped into making a mistake which will cost you heavy losses in terms of fine,penalty etc.
    NO black should be the rule for safe and legal transaction.

  • Its good u did not go ahead for this property. In long term perspective parking is must. R u searching area near Aundh only ?
