Hi Has anyone booked a flat in Marvel Zypher at Kharadi? How is the project and what should be the ideal rate for this project since completion is 3 yrs from now?

    Marvel builders are into developing premium properties, high end specs, big size appts and huge rooms sizes !

    I appreciate your taste for premium projects, ideally such projects come with their own price tag, and would be wrong to compare prices with nearby projects..

    My take - go ahead and take your pick

    Marvel have premium properties in Pune.

    Location wise, its one of the best in Kharadi, just overlooking the river and on high ground. But water is still a issue here. Construction was ON at a slow pace.

    Haven't seen the specs in detail. Present rate seem unjustified.

    It would have been good if Kharadi would have been OASIS in a desert.The reality is the area is very dry and ground water is not sufficient. If you can spend crores in a 3/4 BHK flat, then I am sure you should also look for 3 to 4 borewells and a partnership with mineral water supplier till the end of your life for drinking water :D. I am really OFF seeing this picture where water cannot be a basic necessity & criterion for the property selection for some buyers. No offence intended........but I cannot digest this fact. :( This will continue to go on and on and on...

    Absolutely !!! I think this attitude from buyers will only curb or probably eliminate the greed of these builders. You cannot drink & bathe with pepsi/coke...isn't it ?

    I threw the quotation back to salesman from Vascon's Willows project in Balewadi in FEB-09 when he quoted Rs.4300/sq ft...END OF MATTER !

    Thanks all for your advises. I understand Goel Ganga is quoting around Rs 2600 psf for his project next door at Kharadi. Comparing it with Marvel would be unjustified I guess. Seems marvel zypher is almost like staying in a resort which I guess comes at a price. Ard quoted ard Rs 4000 psf.

  • Marvel Zyper is quoting 4700/- psft. No Nigotiation. And minimum flat size is 1600 sqft for 2 BHK.

    Shivkumar you are right Ganga Constella now quoating 2700/-. But i think in zyphers cost you will get three 2 BHk in Constella :)

    Zypher is the primium project in kharadi. But that rate is very high and you have to wait for 3 yrs for possession.

    Well in my opinion, Kharadi has a lot of potential in 3-4 yrs from now amd will also grow once the ION tower is up and running. Understand all big builders including Panchsheel is coming up with preium apartments hence lots of development is happening in Kharadi. Water and other issues have to be resolved sooner or later. No builder will put his money until he is sure of the infra development.

    Do you really think so? To me it is more of speculation than fundamentals. The water affidavits prove this.

  • The water affadavits as i c is the forfeiting of bldrs to get PMC water from PMC. Now the exact terms no one knows, but the affadavit becomes illegal if its not confirmed by the residents, many of whom might not be in the picture.

    The growth if it happens appears to be shallow, making all the projections off upsurge haywire. I m gung ho abt Kharadi, but the time frame and the tops are doubful in the current scenario. Where will one get a clientale for rentals to such classy apartments. Why not go for A properties in central locations with assured rentals, rather than flimsy dreams of tommorow.

    By the way the project will surely be in the ultra luxury category and dont think it would be affected by the excess apartments lying idle here presently.

    Thanks however when goel ganga launched their project it was being sold at 1100 psf and today in this soft market its still going for 2700 which is over 150% returns in 3 yrs. With EON coming up with 4 million sq ft of office space a lot of big boys will shift to kharadi. Marvel has always claimed premium in the rental market and therefore feel that the kharadi on a whole will develop. It seems marvel has also sold 65% of their project. Anyways I am getting a distress sale from a friend below 4000 psf. Pls adv if you feel this rate is reasonable considering the amenities and luxeries they are providing.

  • i know a person who bought at Gera's Emerald city a 1500 sqft 3BHK at 1400, costing 26L, paid 3L as interest rate upto possesion. so total cost 29L+customization charges of around 50K. (Total 29.5L)
    Now he is having hard time selling it at 33L+SD+Reg+NOC of builder(80K).
    If he gets 33L, he would earn some 3.5L, which meagre money considering so much boom has happened in past 3-4 years. If he would have invested 7L (his initial investment in home) in stocks in 2004-5, it would have been much more rewarding now, so leave this speculation of RE.

    Why high class people prefer to live in apartment where there are acres of garden? Instead it should be offering high class villa/Bunglow with good security etc .... each custom made ? seems living in apartment is trend these days! Or its enforced viewpoint of builders brainwashing us that apartment is a better dwelling unit? Whole country is not Cramped like Mumbai
