Balewadi if till Signet corner, after that i.e. near mitcon, better go for PS as there exists water probs. Again in PS, make sure it is PS & not Rahatni. So, rather can comparing area, compare the projects & then take final call.CommentQuote0Flag

Location wise yes, Regulus beats Oravi hands down. However, most of the buildings are incomplete. So, think about that too. You can also look for Celista resales though the internal project space looks small. To my knowledge, the regulus quality is not upto the mark, nor did I like the floor plan but then this matter is subjective.

As NCP is kicked out of Pune, RE doesn't look promising especially for those projects who have Pawar & Co.s money. IT in downturn means less demand in IT dominated areas in & around Hinjewadi. If end user, make sure you get proper infra like roads & water even if it means paying a more or reducing your area. Personally, I would buy a 2-3 BR in Aundh than buy row house in wakad/balewadi (areas like Sapphire Park).
If for end use, don't gamble with infra under any circumstances.CommentQuote0Flag

They are quoting 2600 psf (for ORAVI). i think the price is reasonable but currently its quite inside the road (MITCON). They are saying that DP road is sanctioned and in a years time road will be there.
BUT I HAD ALREADY HEARD A LOT ABOUT DP ROAD COMMITMENT BY BUIDER ON THE FORUM.
