Any feedback on Vaidehi Riviera project by Gaikwad builders in Bavdhan?
What is the rate, how is the location, etc.

    floor plan looks good . bigger size living dining and tarace . not sure about location and price . did you know what rate and how much sqft these flats ?

    Rate is 3100

    2BHK 1124 sq. feet Total costing 40.37 lakhs
    2BHK 1177 sq. feet Total costing 42.10 lakhs
    2BHK 1198 sq. feet Total costing 42.78 lakhs

    Wanted to know how good is the deal.

  • He is charging 100 % for Open Terrace + Dry Balcony.
    2 lakhs for Parking and
    1.25 lakhs for MSEB + Maintenance

  • I have checked for 2BHK 1198 sq. feet.

    Carpet is 824 sq. feet
    + Full Terrace is 77 sq. feet
    + 33% * (carpet + Terrace)
    --------------------------------
    Total: 1198 Sq. feet.

    Loading factor is toooooooooooo high. Add to it 100% chargeable terrace. Other bigest drawback:- Unknown builder who is charging the price of established players. If the builder is fooling buyers right from the beginning in form of loading & terrace, how can you expect a good deal from him?

  • Just one more point:- The specs are average & there are no amenities like gym, swimming pool, etc. Taking this into consideration, 3100 is on far higher side.

  • Overall not a gud deal...so i moved back :) Thank God!!

    Based on my own experience:-
    1)No GYM/Swimming or any facilties.
    2)Very near by to a SLUM.(The back side facing flats)
    3)They are charging for OPEN PARKING with 1 lac rupee. Which is compulsory!!
    4)The flat cost is crossing 42 lacs++++
    5) They are not approved with SBI and forcing us to take loans from HDFC or any other private bank.
    6) Overall making a deal with them is like inviting hell to ur sweet home :)
    6) Construction material is also not of gud quality.
    7) Side by side one NAALA is going along with the building. which they are calling as RIVER :D
    So overall its worst property i have ever seen in BAVDHAN.
