    2BHK's are ~1270sqft here, this means someone bought a 2BHK here for 80L (+ reg charges if not included in 6300). If that was 3BHK it would be close to 1Cr. :bab (39):

    Meanwhile, rents for 2BHK in the society have increased from 12K to 13.5K in 2yrs. Which is 12% appreciation, or 6% annual increase.

    Got news from an agent that 1-2 month back 2BHK was sold for 67L. For 1250 sqft flat this means rate of 5300 (this includes parking as well). w/o parking rate will come as 5150. Don't know why someone else paid 1000+ more than ongoing rate.

    So return will be somewhere between 60-80% depending on price of entry. Project is one of best on link road hence commands premium despite being 3yr old.
