    Man. This is a news. Thought that resale flats are sold at cheaper rates than new (but going by quality new constro are providing seems 2009 contro are better paid higher than some 300-400 psf less to some shoddy constro).

    Anyway based on info by Ziblu earlier the 2009 rates were around 2.8 to 3.2K for Magnolia (earlier when there was mud road rates were less). Now in 3 years its to 6300 (in spite of building now 3 years old) which is 100% appreciation. So effectively its 33% per year return.

      2BHK's are ~1270sqft here, this means someone bought a 2BHK here for 80L (+ reg charges if not included in 6300). If that was 3BHK it would be close to 1Cr.

        Meanwhile, rents for 2BHK in the society have increased from 12K to 13.5K in 2yrs. Which is 12% appreciation, or 6% annual increase.

          Got news from an agent that 1-2 month back 2BHK was sold for 67L. For 1250 sqft flat this means rate of 5300 (this includes parking as well). w/o parking rate will come as 5150. Don't know why someone else paid 1000+ more than ongoing rate.

          So return will be somewhere between 60-80% depending on price of entry. Project is one of best on link road hence commands premium despite being 3yr old.
