Dear friends,

I am working in Pune and I already own a flat. I am interested in investing in a residential plot from a long term appreciation perspective. My bugdet is around 10-15 lakhs.

I have searched for residential plots in Pune, Hinjewadi with the following developers

Kaveri Realtors
="http://www.kirtidevelopers.com/"]http://www.kirtidevelopers.com/

Sairung Developers
="http://www.sairungdevelopers.com/"]http://www.sairungdevelopers.com/

Mumkin Developers

However, the plots available with these developers are all agricultural land and can be acquired by Govt. Sairung Woods was acquired by MIDC sometime back. Hence, I am a bit reluctant to invest in these schemes.

Other schemes with NA land from Eiffel Developers are either priced too high (Aditya Nissarg - 1200/sqft) for Pirangut or located on a hill (Eiffel Olympia)

As a last resort, I am now considering purchasing land in Nashik. It seems to be a lot cheaper than Pune as well as plots are available in well developed localities.

Let me know if anyone has any suggestions/recommendations.

  • Please visit roopaminfrastructure.com..they have plots 52 Sq.feet...5000 sq feet...also EMI facility availble...

    do not buy plots in hinjewadi..

    many developers are claims (and show docs if required) plots to be NA .. in 50% cases the plots may not be NA at all .. and in balance 50% the NA status may not be valid for residential use or.. may have legal trouble...

    You can search bit away from city limits towards kanhe phata on mumbai pune road, shikrapur on nagar road, shirval on satara road and hadapasar for residential plots. What you have said is right about agri plots, we are not sure when they will be aquired and what reservation will come up on that. so prefer NA plots only.

    But if one leaves pune there are many other cities in maharashtra where land is available in good localities at cheper prices than pune but overall the price hike expected is also low in those cities.

    About Nasik I am not aware that much.

  • Important ....Not a single plot being sold in hinjewadi region is N/A Residential...it could turn out to be a big scam if these plots being sold are anot awarded residential zone status ...be careful

  • Dont go for proposed N/A plots.
    Title check and total scrutiny by competent advocate is necessary.
    Reputation of sairung developers is poor as per reports in the forum.Please read all posts abut this developer.

  • Buy a agri plot in big size and built a farm house according to some fsi... look for the same in talegaon or far hinjewadi... agri plot with proper 7/12 n your name and agreement

    This is an old thread that has been revived.. but the situation has not changed !

    I would totally avoid buying a plot in Hinjewadi. Even NA !!

  • I work in Hinjwadi and am planning to build a bunglow within 15-30 minutes travel time after 2-3 years.

    What area would be best to buy for plot? Do forum members know any reputed developer selling plots?

    I need plots with clear clarity on future and not some hare-brained scheme that involves wishful thinking.
