Hi,
I happened to visit 33-Keshavkunj in keshav nagar, mundhwa pune.
builder name is - crystalproperties pune (couldn't find much info on this builder)

the interior, exterior, construction progress is good
layout plan is ok...3 sided open
the internal fittings, design of living, kitchen, bedrooms appeared to be very good.

location: not good, the approach is via keshav nagar basti and i dont think basti will vanishever in future, though there is a prospect of 18m wide road connecting amonora and kharadi which is a "kachcha" road as of now
Orbis school is next to this project,

building A & B possession dec 2014 and just 1 flat available
i have attached sq area details.

all gentle people in this forum, please advise your opinion on following items:
1. builder history
2. loading details (i know nothing about calculations on loading etc)
3. few comments on future prospects of the area

2bhk in 58lacs all inclusive
my purpose is purely residential.

    Could you please share the break up of the deal, especially the asking rate per square feet, the infrastructure charges etc?

    I am interested and looking for a 2.5 BHK. The lady there tells us that is is NOT negotiable. :P

    When I was talking to the sales team, they stressed on the point that construction quality is audited by CQRA. I visited the CQRA site and they say "CQRA is a specialist construction quality organization dedicated to enhancing Quality and safety at construction projects varying from real estate to commercial to infrastructure project."

    Recently got to hear issues related to construction quality. You people have any update ?

    I am getting a resale deal in 65L for 2BHK (all inclusive) in KK33. Can you please suggest how the deal looks like both from investment as well end use perspective? I might shift to US in 1 year and hence wanted to get a sense from both the perspective.

  • Please check and confirm about issue related to road in front of 33 keshavKunj, i heard from one broker that some issue is going on that road and you can see some wiring also done near manjari road which left only small galli like way to this projects.

    I am looking for ready to move or within 3 months possession 2-3bhk apt.
    Visited 33KK today. Liked the flat, floor plan, room sizes are decent, quality of material like tiles etc looks good.

    2BHKs not available. Only 3 and 2.5 (if customer cancels the deal) are available.
    2.5bhk, 1270 sqft is 70L @4975 per sqft. Covered parking. At present the lady said, they are providing bisleri as drinking water.

    The approach road 200mts is horrible and noticed fencing around that road so not sure how long it may take to have a concrete/tar road and how wide it would be ?

    I can understand 33KK is premium compared to other projects in Keshav Nagar.

    Do you think this demand @4975 per sqft ? Please feel free so share your views.
    Personally, I find it on the higher side as its not under corporation, no approach road, water problem.

    If you are staying in 33KK please share your experience with the builder.

  • When you cross railway over-bridge you can see one semi constructed building near venkatesh flore due to litigation. You never know instead of widening for road it will stuck in some litigation.Please pay for what is there on site today.4975 per sqft is quite high for this project.

  • Approach road is the biggest drawback of this project. You never know for how many years it will lie like this.

    Situation gets worse in monsoons.....paying premium makes no sense because of this.

    Have you booked flat in keshav kunj. I am interested in this project. Like the concept. As they have already given possession for A & B building in Dec-2015, anybody here is staying in this project. It will be really helpful if you can share your experience here.

    I have visited this project twice. Rates now are 4825/sq.ft. non-negotiable (as per them). I have visited many projects in keshav nagar but found this one at top of all. Amenities provided are very good and useful. They have used space cleverly. Guys please suggest if I can go for this project.

    Building C possession is in Mar-17 and building D in Apr-18. In building C there are few flats left.

    I am interested in buying flat at 1st floor which is a garden flat. Can you guys please help me out.

    Approach road is of major concern and is under litigation... Better to stay away

  • suhasn;: Thanks for your input. Yeah, your are right, road is not yet constructed. It's abt 0.5 Km road from main road to this project. When asked abt the road, they said it will be constructed by corporation (PMRDA). Not sure how much time will it take.
