Please shed some light on the Builder, Project and the area.

  • Carnot it was not official project launch but glimpse of things to come and get together of people who have invested in project. The sales office has come up well. The model for sector 4 and overall project was on display. Also a video presentation of the overall plan was demoed. Overall nice experience.

  • The builder is saying that it will take 12 years to complete the project. Man, even Magarpatta wasn't completed & even today it has some constro left despite seeing RE boom & having location far better than Pride City.

    Btw, builder is naming areas here like Manhattan, Brooklyn & even has Statue of Liberty at road junction :D. This looks very downmarket though. :o

  • This project over the years will change the face of Charholi,but it is long long term.

    It depends on buyers risk appetite.

    He may have to put up with delays,less facilities etc.

    If one is ready to take risk,then he can decide.

    Entire area is changing.

    Pride has projects nearby like Park Springs which also is building commercial space(much smaller),Revell Orchid also will be having commercial space.

    Otherwise this corner of Dhanori has no anchor of IT parks,industry to push the growth of area.

    Nearness to airport is one advantage as well as disadvantage-height restrictions.

    Municipal water has not commenced in the area.

    It can be a jackpot if things go well or it can be a drag with things hanging and inconveniences galore.Names like Brookyln are only to attract attention.It is no Manhattan presently.

    Area has good potential but lack of IT is a handicap. Kharadi-magarpatta belt is better than this due to proximity to IT. The higher launch rates expected by Pride is another big No.

    Projects get stuck in approvals due to proximity with airport is again common in this area.

    IT is not just an issue. The place where I stay right now hardly has anything IT around it but is very high in demand as it is good residential area. Commercial spaces are there nearby but not necessarily IT.
    Charoli has nothing, zero commercial value. I don't know how only proximity of airport is good. If this is the case, Vishratwadi is better option & that too much cheaper. And proximity to Bhosari, Deccan ?? :D What do builders mean by proximity ? Radius of 20+ kms ?? :D

    And if I am correct, the builder is calculating salable area as :-

    (Carpet + terrace) + 35% !!
    Add to it other manmaani charges of infra, maintenance etc.

    If you compare prices on carpet area, you can find much better deals around Magarpatta & Wanowrie. Better to opt for RTM flats than just launched projects.

    If you want to see poor state of infra & slow moving RE projects, just visit area around pancard club baner.

    This thread started with a Pre-Pre-Pre-SemiPre-Launch price of Rs.4500. And even today the launch price is also 4500 after so many "Pre"s !!!

    At least Construction as of now seems to be going at satisfactory pace.
