    Dear Friends ,

    We are a Survey Agency and one of the most reputed builders of Pune wants to Sell his flats on Carpet Area and wants to start a Trend of Having Carpet Rate .

    Please help us with your views and Recommendations , so as to have Real Estate Industry more Transparent .

    Also your Questions would be Answered .. feel free to raise your Querries

    Survey would be only for Next 3 Days

    Also terrace/balcony area should be sold at a lesser price

        Well, everybody would like get this implemented, and if you are builder, a big advertisement on carpet area rates (and FSI) in Sakal and TOI would do wonders, infact people of Pune would consider you an angel among devils(pardon the terminology).

          House price = Rate X carpetArea + Rate X (0.3 X TerraceArea) + SD+Reg + (Maintanace charge + society charge if any)

          Now this Rate should include, 1 parking for 2BHK, 2 parkings for 3BHK, MSEB, legal charges. No other charges should be collected.
          If someone wants extra parking, then only parking should be bought, but atleast one parking should be with every flat in inclusive charge.

            ALso, the society and the maintanance charges should be kept in a escrow account with the bank, and as soon as 10 members register for the flat, the escrow accout should get converted into a society account. This way, the purchaser would know that the money he is paying as the society maintenance is actually going for this purpose.

              I support you Aditi, I think that would be the right way to calculate the House price.

                What about Infrastructure / Development Charge ?
                What about the Corpus Fund ?

                  I really cannot understand what has consumer to do with the Infrastructure and Development charges, it is the responsibility of the PMC/Builder when it sanctions the building permissions. The construction charges are a part of carpet area rate I believe.

                    No other charges. Says it all.
                    Make PSFT rate so that it includes everything else. No club house charges / no infra charges. Society charges should be put into Escrow as mentioned by Piyush. Maintanance should be free and builders responsibility for 2 years. After that, must be handed over to society.
