Around pune , lot of new projects got intiated which are not necessarily part of PMC or PCMC. Mainly those areas fall under grampanchayat . From the future development perspective those areas are so close to PMC/PCMC boundary that they are bound to get merged with PMC/PCMC.
So would like to know what is the property outlook in those areas. Presently many such areas lack basic facilities like roads, water, streetlights, public transport etc. I want to refrain myself from commenting on these facilities enjoyed(?) by areas under PMC .

  • Biggest adv:- You can build whatever you want, anywhere without bothering about FSI + you get lower electricity bills as well.

    Biggest disadv:- Sarpanch is main, so you need to contact scorpio chaps on frequent basis:D.

    Btw, areas within the range of 10km comes under collector sanction. So, make sure the builder has one if the PMC/PCMC limits is less than 10km from the site.

    What if in the project which is in grampanchayat and builder has built more than 1 FSI, and then in few years, lets say 5 years, project comes into PMC, will the residents have to pay any penalty / charges to pay for this extra FSI used ?

    I understand bavdhan khurd ( part of the bavdhan on other side of bangalore highway) , Narhe , Ambegaon , manjari falls in grampanchyat . But infrastructure wise these locations are pathetic at present. But whats your call on these areas particularly on bavdhan khurd .

    Lot of schemes are coming up there . Even i heard about development from OXford properties ... its around 4-5 km from highway with Golfing facility..

    Also , is the Stampduty and registration charges are less compared to PMC in grampanchayat ?

    Welcome man:). The call is different if looking for end use or investment purpose (land & not flat). In all times, it is better to buy where infra is in place especially if it is a flat.

    Eg. Look at Baner area near Pancard club. It falls in PMC, yet there are no roads after Pallacio, no streetlights, no water. If this is the situation of areas in PMC, let alone outside it. Also, there are talks of having new corporation say New PMC which will cover areas from Pashan to Hinjewadi as well as the Mhalunge road, Baner. The townships like BR, MPolis can't be kept outside some from corporation for infinite time. Till then, buy where infra is already in place.

    This is what I am hearing from 2007. Don't know when it will come up. There are also small villas planned around this golf course, but as of now all is on paper.

    This being a state (Mah Govt) subject, PMC/PCMC limits or not won't affect. What will be absent is only the ready reckoner rates & hence pricing can be done as per the parties concerned (read element of B-money).

    Hi Real,

    Greetings to ol' timers. ad-ti,aks, wiseone and the lost one venk

    The Govt is seriously planning to execute PMRDA. This was very long

    overdue.

    The unplanned and haphazard growth has become a liability. The powers

    to be have had their share of cream, now the suckers/ owners ( Aam

    Admi) can fight their own greed. The villages were included then excluded

    from PMC in 1997. Now the land has been used and sold to resalers many

    time over. Now the laws are being changed to build a structure i.e develop

    -ment authority. So expect rules like MMRDA, DDA.

    The land NA authority have already been handed over to Mamletdar

    below 10 Guntha. The development permission only by Collector has

    once again been emphasised. As per Mah town plan act 1966, DP can be

    sought from Muncipal corporations/ councils : But Pune DP has been

    hanging since ages (decades). Its connectivity plans are mired in

    controversy, So metro/BRTS/Monorail/Inland waterway are just plans

    and plans to spend moneys on consultants but no execution


    And whole district will be effected by this change

    Hi,

    I intend to buy a flat in Manjari Grampanchayat, its a small apart. scheme developing on 4000sqft area, Plot is not NA, No TP permission this area comes in Grampanchayat area please suggest me is it secure to buy this flat and what will be process when this area will come in pune corporation.

    Please give me you best suggestion.

  • What is so great in Pune corp... water still comes in tanker in both places!! Now that they even excluded Hjw from PCMC, I have my doubt any other area will ever some in municipal ateleast for next 5-10 years
