    Hi folks, have been a silent reader here for a while. Just closed my first property deal ever, here are the details:

    Area: Balewadi, behind MITCON
    Project: Gini Viviana
    Unit details: 2.5 BHK, 985 sqft carpet, 1280 salable (30% loading)
    Total Package: 87 L all inclusive
    Base Rate: 6000 /sqft
    Builder Gini Constructions
    Possession status: ready possession

      Base Rate: 6300 /sqft

          And since I did fair amount of research before I jumped into the deal, here are the trends I collected

          Similar flat on 9th floor, Sept 2012 transaction: 74L (Base rate 4450 + Rs 150 living room terrace + Rs 250 floor rise = 4850/sqft)
          Adjoining flat on 7th floor, Jan 2014 transaction: 86.5L (Base rate 5450 + Rs 150 living room terrace + Rs 150 floor rise = 5750/sqft)
          My flat on 7th floor, Feb 2015 transaction: 87L (Negotiated rate = 6000/sqft)

          So even though there is a nominal increase in the base rate over the period of the last year, the final transaction price has remained more or less static. Of course in the previous two cases additional service tax + VAT was applicable as the property was under construction at the time of booking. In my case since it is a ready possession flat with OC in place these are not applicable, so that amounts to some savings. Forgot to mention that the original price quoted by the builder was (Base rate 6000 + Rs 150 living room terrace + Rs 150 floor rise = 6300/sqft) with the package going to ~ 92L which was negotiated down to 87L.

            I already have 3 bhk in PS.. i need my investment to be in walking distance + all modern aminities...and good locality irrespective of price(to some extend)..

            i have given this on rent...12500/month + 45K deposit.

                  Hope you're not extrapolating on the rent part as most people do to justify their RE investment . 2 bhks are available in 13.5k near Kunal Icon area which is much better than interior area of Rose Icon .

                  Maybe you're providing a special service to your renter or bachelors ?

                    May be.... may not be....

                    kunal icon..worst soc.... hai boss... (i hope u wont mind!)

                    in my opinion 1 km distance wont going to make a differece... rose icon has better facility within soc...and flats.
