    We have been seeing a lot of front page ads about the "Red Cupon" and "Discounted" flats. I visited their page and even called up their rep. He said that they help to negotiate with the builders and get "good deals" for buyers.

    When i asked "how good" he said they can help brings down the agreement value by about 1L . He further added that these are only for new flats (under constro) and NOT for completed or resale flats.

    He called me up the next day and mentioned about some resale flats that he has as well !!!

    So is this just a bunch of brokers trying to grab attention ?

    They are just brokers. Do your homework, visit the builders office or whatever resale you are looking at and negotiate hard to get the final negotiated price. Then approach these fellows. If they can get you a rate lower than that including whatever commission they are charging, no harm in proceeding, but dont have blind faith that they will give you the best deal.

    Everyone knows that property sales are down and builders dont want to openly advertise discounts as it would give an indication that they are succumbing to market pressure. So discounts start to appear through such brokers who make you feel like you are getting a discount through them. Actually if the builder is ok to give that discount through them and also give them a commission for the sale, you could probably get more discount if you directly went to the builder and negotiated hard enough.

      True . I agree with lazybones. The best negotiation is to go and hard bargain with the seller / bbuilder. Adding that discountedflats is conducting the "first offline flash sale" in india in Pune . Just heard it on FM !! They hope to sell out like Mi3 ??? Flash Sale (ROFL)

        Better to negotiate directly with builder representatives instead of through brokers like DiscountedFlats!! If the flat prices are discounted on new flats, why to go through broker!!!

          Just heard this on FM .... guess what the first offline flash sale by discountedflats allows entry only to cheque book holders !!! This is ridiculous.

            Thats the true implementation and validity of Jan Dhan Yojana of our government. If the scheme - Jan Dhan Yojana is a success, we should see lakhs of visitors with their cheque book, not to say of account balance. :-)

              I am pretty sure they will try to brainwash people to pay a minimal booking token amount . Something like 30 or 50 K and then the project will go on for ever. This is like a crowdfunding exercise !!! crowdfunding for the desperate builders :-)

                    In that case, it has proved to be a big loss as they spent crores on the marketing front. Big hoardings, full page advertisements in newspapers. Seems the buyers are much more smart now as they really understand the meaning of flash sale gimmicks every 1-2 months by one or the other marketing exhibitions. We can see these exhibitions now every month from Times, Saakal and other agencies.
