This was launched yest. Saw the ad in the TOI in Mumbai. Rates start at 3500.

Anyone visited and got details on this?

Project is HUGE. Will take atleast 3 yrs to complete imo. So payment will be in a nice and phased manner.

Is 3500 justified for Kharadi? I don't think Gera Emerald which is just next to EON charges that much. Its under 3k there i think.

    What Vascon is providing in lieu of water, Petrol?

    Ad in Mumbai TOI? If true then project meant for Mumbai-kars (some dream big like mouse living near gutter-pipe) :D.
    One will enjoy the smell of Mumbai's gutter & Bandra-khadi, if bought house there for 1 cr :D.

    One can remain cynical always. Kharadi is the most upcoming area in Pune. Clover, Vascon, Marvel, Panchashil name the builder and he is there. 1000s of crores worth commercial and residential projects are going on there.

    And for the record, Clover-Vascon project has almost sold out their phase 1 of 2&3 BHK apartements during their launch itself (9 bldgs). Only 4-5 flats are remaining and I guess that will be also sold out by evening.

    Wait for their next phase of 9 bldgs. and you will be surprised with their rate even more.

    As far as water is concerned, do you think builders are fools to spend 1000s of crores in that area? Look at Eon and the mall coming next to it.

    In next 2-3 years all these problems will be solved/tackled.

    Water problem will be solved? I heard it 2/3 years back also.
    Common-sense says better rent for 10K in developed areas like Wanwori/Fatima Nagar rather than paying 30K EMI in Kharadi.

    Simple question, would you buy new car of 4-5L without 2/3 years warranty & required specs?

    Common-sense says that with slow-down/high-debt of western-countries we can only see budget-cuts or higher-taxation.
    Why western and indian govts are hesitant to remove stimulus?
    Why RBI hesitant to increase interest-rate in spite of 12-15% inflation?

    Where does your friend stay? Have you spoken to people in Ganga Constella? Do they all drink Bisleri water? Do you think when the projects of all these big builders such as Marvel, Panchashil, Yin Yang, Clover, Vascon, Gera will be ready, people will all buy Bisleri water??

    Panchashil is selling 5 BHK condominiums and Marvel is also selling 5 BHK flats.

    Have you seen the kind of flats that these builders are selling and the kind of people buying these flats?
    Do you think when they are all ready, people will not have water to drink??

    I hope this thread is open for another 2-3 years. I would like to discuss this again then.
    One thing we need to understand is that all these builders have good political connections and that's the reason the infrastructure is built even before the buildings have started being built!!

    I will restrict the response to the subject of the forum -

    The prices of 3500 psf are a real steal as of now with Clover-Vascon. There are lot of people arguing about water etc. Vascon has Rain water harvesting, waste water treatment plant. Also, the PMC line will be operational by then.

    Reg. your question of buying a car of 4-5 L. It costs 4-5 L now. Keep waiting for the warranties and the specs..it will cost you 20 L.

    Smart investors are the ones who invested 3 years back without anything at 2500 psf. Semi-smart are the ones investing now. After 2-3 years there won't be anything left to invest.

    Vascon-Clover had a pre-launch in December 2009 for a limited period and one of my friends had booked it. You know what was the cost then? Only 2700 psf without floor rise.

    Do you know what is the cost today?

    3500 back-facing, 3600 front facing PLUS Rs. 25 floor rise. So a flat at 11th-12th floor will cost you Rs. 3800 psf.

    They launched 9 bldgs. yesterday. Do you know how many 2-3 Bhk flats are remaining? Just go to their site office. Only 4 !

    And, they will launch the next 9 buildings in few months at a higher rate!!

    After 2-3 years try buying the car.

    Did anyone imagine KP to touch 15K? 5 years back people must be laughing at whoever said that.

    Just called up Vascon. They have only 1 flat of 3 bhk left and some 3.5 bhks left. Almost 380-385 flats are sold out of 405 flats. They are already increasing the price by Rs. 100 tomorrow!
    I guess in 2-3 years..even a Nano won't be possible!

    How much upside can you expect.. the problem with too many investors is the project gets delayed unless it has genuine buyers making regular payments..

    But Vascon/Clover are good.. who knows...

  • With well known builders there is always a waiting list of investors ready to write cheques for the booking amount. They force everyone else who is on the fence to jump in by putting a 100 rs deadline. I had to face this in 2005 and this time is no different. Sometimes one can still get the old rate if they bargain hard and decide to walk away. This is a sellers market when it comes to top builders and there is no choice left for the avg buyer as all the dice is loaded in the builders favour.
