I would like to know what are the different ways of investing in to commercial Properties to own a commercial office space through builders.
a) What is the minimum amount for the investment?
PSF price commercial properties start from 4000 psf upto 12000 psf. u can decide on your budget and consider size of property. these prices are for under construction, operational ones are 3-5 times higher.
b) What is the growth and potential of the investment?
Growth potential is good but not in near future. if u have own business then it makes sense becoz it is as good as buying residential to stay. but if its pure investment then to get returns u will have to wait for minimum 3-5 years after construction.
c) What is the security of the investment?
Commercial properties are normally secure
d) What are the main requirements for investment?
U need to deal direct with builder
e) Can I eligible for cumulative investment also?
yes u can do that but decent office agreements are signed with 3-6 year terms.
- MM,I agree with you,but holding costs of idle constructed commercial properties are quite prohibitive as compared to returns.
Moreover, with supply more than demand and also high vacancy levels,waiting for lease can be painful.CommentQuote0Flag
