Re : Affordable housing: How can developers bring down costs?

I agree on the building's design part - it has to be simple to keep down the costs incurred on constructing it.

The use of improved construction techniques and better yet economical materials can also help reduce costs further.

Extensive research and development should also form part of the entire construction process to be able to adopt innovative construction methods and technology.

Thanks Malvish but are builders here even putting efforts to research and adopt innovative technologies? The number of projects implementing such cost effective methodologies and materials is close to none in a manner of saying.

mmalhot the pace is slow but some of the big names have been using innovative technologies for their projects and the results have been satisfactory. There is tremendous scope for innovations like precast construction that can reduce the time and cost needed for conventional methods.

Re : Affordable housing: How can developers bring down costs?

Just to add, the affordable housing segment can only be made affordable by adapting to newer, cheaper yet sustainable technologies like pre-cast, aluminium framework that is being used across the world, carbon bricks, plastic roads and more.

Value engineering can also play a major role in cost-efficiency during the procurement of materials at competitive rates without compromising on quality and durability.

movedin I agree with you on the use of innovative, cheaper yet reliable technologies in the construction industry. Pre-cast construction, for one, should be priortised for mass housing construction, especially affordable housing as it can cut down the costs and time that buyers have to bear otherwise.

Malvish I somewhat agree to what you said about value engineering but is it that much preferable here?

Re : Affordable housing: How can developers bring down costs?

mmalhot The fact is that it was about time developers priortised researching and obtaining construction materials that were of good quality, had some kind of upper hand as compared to the traditional ones and at the same time didn't compromise on quality and durability. The construction segment should priortise research as an integral part of the entire development process of projects because that would allow the implementation of better construction methods, keep costs down and bring forth simple yet unique projects.
