      Commercial real estate is very dynamic and lot of factors determine the earning potential and rates of such properties. Lot of factors can affect a commercail property so it should be a well thought and researched buy.

        doorbell1 Yes, a lot of factors can affect properties. For instance, change of policies, change of government, environmental impact and other such laws can have a huge impact on the prospects of any property, expecially a commericail property.

            Some of the common traps when buying a commericial property are not surveying the property completely, not considering the income of the existing tenants, not considering Hidden charges, not understanding the common use of the word Proforma and the impact of many environmental laws and limitations.

              What exactly do you mean by surveying a commericial property? You mean the general inspection of the property unity we buy right?

                Buyers should take a survey of the entire commercial premises and not just the unit they intend to buy because real estate agents tend to showcase only the most appealing aspects of the building. Buyers should check for existing damages and recently renovated parts to ensure that the property is well maintained and doesn't turn out to be a pocket burner in the longer run.

                  Malvish I think this is an important apsect. Most of the buyers don't put much time in thoroughly inspecting the property.

                    Yes, that is an important aspect and the buyer should either survey the property himself or get it done through someone trustworthy.
