Jaypee Greens has launched the project Aman on May 27, 2009, this 70 acre project is having 2/3 bed room flats of 850 – 1350 Sq.Ft, 9 hole golf course, at only Rs 2250/Sq.Ft possession will be given in 2012.

These offers look very attractive, attractive like a carnivorous plant - This attracts its prey with color full exteriors by show casing itself as most beautiful flower of the town.

Two three days ago I received an SMS on my , about the price and area of the flat. I was surprised with the offer. In a time where other builders are offering flats at higher rates, why these people is so benevolent on their customers?

Through my search for fact I was left with some unanswered questions, which made me sure that some thing fishy is going on in this project.

1. My 1st question – why any body from Jaypee is not involving in the deal?

The very first thing that I noticed was, no body from Jaypee is directly involved in booking and providing information on Jaypee Aman. I called up at Jaypee office and after transferring my call for 5 times they asked me to drop my Number, They will call me back.

I got a call from a guy named Vikas, on enquiring him I found out he is not a Jaypee employee but a broker.
I searched on net for any contact no of marketing personals of Jaypee Aman but that led me to a failure, every time it was a broker on the line.

“No body gave me the number of the Jaypee Marketing Exc or manager”

2. Why every one is confused about the No of units of flats in 70 acre land?

During my conversation with brokers, I found that all brokers (almost 5) told me different numbers of units. The data was varying from 1200 to 3000 units of flats. These variations directly relates to the authenticity of its Legal and Technical Papers, these rise the questions –

“Do they have approved Map for the project?
If yes than why they are not sticking up at a definite number of units?”

“If they don’t have papers than, how can they launch their project and ask for the money?”


3. Conversation with HDFC bank.

A customer care executive of HDFC bank confirmed me that, papers of the property have still not passed by the Noida authority till 27th May 28, 2009.


4.Payment Plan for the Jaypee Aman.

· 20% of Basic amount + IDC within 2 months of Booking.
· 10 % of Basic amount within 4 months of Booking.
· 10 % of Basic amount on Excavation.

They are collecting 40% of basic amount before the excavation?
How much will be their investment into the project?
At what stage of development will they ask to bank for finances?

5.Loading on super area.

There is loading of 20% in the super area - as I was told by the broker but my calculation shows loading of 38%.

6. Construction of yamuna express way.

The whole story started with this only, the land on which they are building the Project was allotted by the government as a payment of much hyped Yamuna Express Way – to connect Greater Noida to Agra – the project was launched in April 2001 and it was about to complete in 4 years, But it has constructed only 25 Km out of 215 Km. in 9 years.

Are they liable to construct on the land, they are given as a payment of Express way which is not even 50% completed?

What if government asks to stop this project in mid way?

Who will be responsible for the money of customers? Brokers who are indulge in the deal or the company which is indirectly collecting money from the market?

  • In draw held in June, I was also a successful applicant. After that Jay Pee Green people had sent an application in month of Aug. which I had filled & given. It was mentioned in enclosing letter that they will be sending provisional letter in 25 days of submission. Through this letter, they will be demanding next instalment payment.

    But till date I have not received any letter. I have visited them many times, but instead of issuing letter, they give a new date everytime. I do not know why. When pointed out that they stand to loose money for this period. They are just silent. It is puzzling.

    If any body has any clues, please enlighten me. If any body has got provision allotment letter/allotment letter please inform me in this forum. It will be very much obliging.

    Now my query (Somebody known is looking to buy a 3 BHK in resale here, he has been offered a price of 2350 { not really sure on this, need to reconfirm } )-

    a) I understand project was launched in mid 2009 at 2250 psft. level . Is the project approved now ? Has construction commenced ?

    b ) What is the current resale price ? & is this project available in original booking too, if yes, what is the rate ?

    c ) For end use, is this a decent project ( for somebody, who would be putting almost all his life savings here ) ? How is the location ? When is it expected to be delivered ?

    Any other points, someone may like to add ( which i may have missed or otherwise ).

    Don't worry about investing in Jaypee. All of their projects are running way late and the investors are stuck with the company. Whatever rate you or your friend are getting, my recommendation would be to just avoid JP completely. I have seen lot of people suffer from JP and they are much bigger BPTP of Noida. Better to go with a small builder and take chances than buying anything with JP. Re-sale premium is also negligible with most of the JP projects and construction progress is also nil. Things might go worse for them if BMW loses election next year.

  • I wont touch JP with even a barge pole . Not interested in them . Know them & their likes quite well, have dealt with JP for about 20 years .


    A relative was getting a price of about 2300 for Green Aman & he is interested ( he got tempted, hearing that the project got booked at 2250, about 2 years back ) . Despite, all my apprehensions on JP, he has asked me to find out on the project .

    So, this whole exercise is for him .

    Any comments, specific to this project ?

    Hope you are doing well. Please tell your relative to stay away as whatever the price is, this project is not worth it. I would not even consider it for Rs 1500/sqft as the intentions of JP are quite clear. As I said before, some of the small builders are better than JP, because JP knows too much about this game and also how to cheat the customers. Her is my take on the project:

    1. Project was launched more than 2 years ago, but still there is nothing more than excavation work on the site.

    2. Area is quite far from the action and would take easily 10+ years to develop. It is in sector-151, which is farther from actual Noida and also from Pari Chowk.

    3. Only advantage is that it is right on the expressway, but everything around this is kind of Jungle and closest thing is Pari Chowk, about 5 Kms. Instead of calling it Noida, I would call it G. NOida as it is closer to latter than former.

    I would like to say again - Buying anything with JP is a mistake.

  • I 100 % agree ( see the highlighted text of yr. quote ), i hope my relative agrees . I have asked him to visit the site & also speak to plenty of Brokers of that area & then get back to me .

    I hope, better sense prevails. As i said, he is going to put all/almost all of his life earnings in buying an apartment here in this area ( because of the simple reason that he does not have the money for GGN & he hates Kundli { Btw, he has an TV manufacturing unit in Kundli } ).

  • one of the brokers i was dealing with was hardselling JAYPEE crescent homes sector 134. 4050 is psft price .of couse dealer , flexi discount would be there. dealer was hard selling it saying it is a once in a life time opportunity and the gentry would be exclusive etc. but i did not book. broker himself agreed that they deliver lati booked in amrapali heartbeat city instead sector 107 at a far lesser price.

  • I was abt to buy in a project in JP but my close friend who once was employed there revealed some bitter facts abt them which forced me to withdraw my cheque .

    JP surely would build something which will be jealousy for others but WHEN is the bigger question to ask ... Somebody mentioned here 2016 - I think he is very right to say that .

  • Are these green buildings are cheap enough to construct like traditional ones.Because if you only notice the amount of energy consumed in heating and cooling the traditional and the green building you can see the huge difference because green building are much successful in retaining their inner environment.
