I am interested in investing in income property in India. Potential focus area in Bangalore and nearby cities, but could be anywhere. My investors are yield-oriented. What kind of going-in capitalization rates are available today? For example, buying a shopping center in California today for all cash, an investor can expect about a 7% yield in the first year (actual cash flow / purchase price). For apartments, the number is more like 5.5%. For industrial property, about 7%.

What are the equivalent numbers in India? I would be interested in seeing any specific investments in the $2 million to $20 million range.
