    Why ordinary peoples can't form co-operatice housing society, and develop houses for themselves. If we can't trust on each other, how can we trust on builder mafia.

    Only solution to make dream house in real, just form your own group, and form no-profit no-loss society, and make your dream comes true.

    It is not as simple as that.
    People living together in communities have their own egos,power drives and cooperation does not come voluntarily.
    Some people will waste water,some will want to conserve.
    Some like animals, some hate animals
    It is indeed difficult to reconcile differing interests,but attempts can be made to live together in friendly manner with give and take atitude and acceptance of other persons viewpoints.
    Running a housing society is an exercise in itself.
    Constant monitoring of bills,water supply,lifts,security make the job of a Secretary quite difficult.
    Every flat owner thinks he has all rights as owner but forgets that equally other owners have got same rights.Owners have to cooperate and voluntarily submit to reasonable restrictions.

      Ordinary people can commit only smaller frauds, so all state govts dissuade them and prefer pvt companies enabling them to conduct larger frauds and manipulate judiciary.

          Egos,personality clashes mar the functioning of many housing societies.
          In case of builders,money making and making profit gives a strong incentive,while society is a voluntary effort where you spend your ime for other peoplewho dont apreciate your efforts and think at times you must be making some money or getting some advantage)

          Making a cooperative housing society work well is a difficult enterprise.

            Small Co-operatives can be just as fraudulent as big industry. Small co-operatives are also known to cheat one another, just as the big companies do. Its human nature. We cheat each other, and its sad. The best idea would be to have a co-operative with no one in it!

              forget constructing I have a personal experience when the building of one of my family members was in need to repairs (there were large cracks in load bearing walls), this gentleman took all the trouble visited all the appropriate authorities daily and got all the permissions, he did not expect any thanks but instead he got threats from many neighbours who had made illegal modifications (these were infact causing the building to weaken) one of them even sent local goondas to his house! then rumours were started that he is getting money from builders to do work that was not needed.

              That man has learnt his lesson so until people stop being stupid this plan will not work.

                i feel small groups are less corrupt than BIG GROUPS(of builders). example is group housing at IP extension, mayur vihar, dwarka in delhi. Peoples get flat at reasonable cost, cz they are members and can raise voice, there will be referendum, voting and lection for board members, ITS JUST LIKE COMMUNITY SOCIAL GROUP, not like builder who even not pass rights to form RWA
