I wanted to start a buyer group of Flat owners in Dhanori Area.

The intention is to know about latest updates happening in this area moreover meeting more flat owners like me who have booked flat in Dhanori Area.

I have booked a flat in Park Springs by Pride Purple Group.

Any updates/Remarks/Comments about development in this area is highly appreaciated!!!

    May I know the total cost, area and the psf you got? Also how far is this from Vishrantwadi chowk? And date of posession:D

  • Hi Grad Sid..The total cost of Flat is 36 Lakh, 980(2BHK), 3000 psf.

    It is 5 km from vishrantwadi chowk. Date of posession is in Nov-Dec 2012.

    I have booked a flat in revell orchid. Work is going on full swing and area looks promising. If sahara starts their work then this area is going to be a hot one. The road tender from 509 to Dhanori has already been floated by PMC, this connectivity is very much needed. Overall I am happy with my decision.

    Need some more information about this road,please share if you have.
    From where it is starting from dhanori side and how it is going to connect to 509?
    DP plan from PMC website suggests, it will start from the Palladium homes.
    Builders from surrounding area says it will go along the nullah near Goodwill orchids and Polite Paradise.

  • Some usefull info collected from Forum Members:

    Dhanori is
    6 KM from Vimannagar
    8 KM from Kalyaninagar, KP
    10-12 KM from Pune station, Shivajinagar, JM Road, FC Road
    12 KM from EON IT park in Kharadi
    15 KM from Aundh
    23 KM from Hinjewadi Phase-I
    I think all these distances (except hinjewadi) are manageble

    Infrastructure is being developed here, 4lane Vishrantwadi to dhanori road is 80% complete, Till Vishrantwadi 6 lane road is complete.
    Excellent connectivity around all directions - New Airport road, Old airport road, Vishrantwadi-sangamwadi road, Holkar bridge, Road towards bhosari, alandi.

    Noise problem - It is definitely an issue, domestic airlines aren't big problem, Fighter jets, yes and no signs that will be ever solved.

    Water problems - No actual water problems here, 2-3 societies which haven't got permissions facing water problems.otherwise there is no absolute scarce of water.
    and i guess, all outskirts parts facing water problems.Its not like that, it will not solve for ever.

    Dhanori is a developing area. It is having a spurt in construction activity,roads are being planned/developed toward Wagholi,towards airport.Some of these roads are in pipeline and people have hope in near future area will develop and rates will increase.Almost all land has been purchased by big developers,Pride,Sahara,Mittal etc. Noise is not all that high it is not in path of landing and taking of. Water problem is common to all parts of Pune as such.People are investing there because it is still a suburb and rate can go upward once under construction flats get ready.

    1.3 TMC water for east Pune from Bhama Askhed Dam has been cleared. So Dhanori, Yerwada, Nagar Road, Wagholi areas can expect water in future . Pipeline construction should start soon.

    One more point, Politician Builder nexus wants return on their investment. So they want to raise the property prices in Dhanori, Wagholi to 5000 Rs/sq.ft soon. To get to that rate they have to develop good infrastructure and water connection. Also these areas are far from Pune Metro so there will not be continuous construction noises and daily train noise here. Fighter Jet issue is most in Tingre Nagar. Manageable in Dhanori - Lohegaon area.

    yeah, i heard the same thing...road in front of Pallidium Homes going towards Sahara City will be extended towards 509.Existing homes in between would be obstacles in building that road.However,work is in full swing till the end of Palladium homes. DP plans on PMC site also suggest this connectivity.

    One more road I have heard of, Just after Goodwill Orchids road going towards Polite Paradise(along with nullah) will be connected to 509.

    Airport to Lohegaon road is owned by airforce and civil vehicular traffic allowed till 2015.Airforce can block tht road anytime.
    Dhanori desperately needs alternate connectivity to 509 or Airport chowk.
    All the builders on porwal road are relying on that connectivity.

  • There is a project Shree Woods by Shreyas Reality....rate 3600 psf, for 950 sq feet , total package is 40 lacks for 2 BHK including all..Plans are good ...anybody has any idea about this project..??

    Its behind Mayur kilbil,in the lane entering opposite to Vittal mandir in dhanori gaothan.
    work is in progress,completed 3-4 slabs.

    I booked in March 2012 @2800 Rs./sq.ft. With floor rise of 25 Rs./sq.ft. it comes around 33 L all inclusive for 2bhk flat.

    Hi Nitesh, what is ur flat size and which floor did u took? Have u also paid any amount for club membersip and car parking or any other charges?

    948 sq.ft. @2975 Rs./sq.ft, maintenance charges for 2 yrs is 46k. There is no club, so no club membership fee. I also didn't pay any separate car parking.
