Advice on 12% return Furnish Appartment

Hi,
Please give some light on this mahak infrastructure promoted 12% assured return Furnished appartment (Rate looks 15L).
Location = Near Crossing.

Gadhe ki laat and Builder ki baat ka koi bharosa nahi.

All I see on the site is promise. Not even a plan on how they are going to fund you 12% back till possession. And They talk about making it Service apartment once completed, no way. I have worked in that area, noone is gonna rent there even after 5 years.

Ask them to send you a plan on how they will fund and post it here on IREF.

Real Bad investment. Its location itself is bad. Then 12% assured return till possession is fine as builder is already overcharging. Ask the builder if he is ready to reduce the assured return on initial amount itself.
First lease guarantee in that area is big joke.

Modus operandi of Assured returns is inflated cost price. Assuming the builder is selling at 15 lacs, the chances are that other comparable properties who don't offer assured return must be costing around 10 lacs.
builders tell you that it is better for them to give you money than to the bank, which is only partially true. Their real intention is to trap the guys who are flooded with cash and dont know how to get 12% return on the money. The investors in these cases neevr look at the worth of the property and only see the return. SO after putting 15 lacs and getting 3.6 lacs of your moeny back after 2 years, you might be holding a property which is only worth 8-10 lacs in the market.

I agree with you, completely agree. It is the situation with most of the assured return projects

I have a unit on Coral brio (www. Coralbrio.com), People are good, I had taken in 26L now 32L and planned for rate revision. The good thing is people are experienced and have proven track records. My need was (Which forced me to have a furnished appartment) to have a guest house for friends/guests/ relatives etc. which I got here for 15days per month.

Another main issue (Feeling shy to share with you all, but reality) == some times we can spend a good sleep night, when wife (My Love) has fighting (Man, every married man to see these days once a while- Accept the truth, if not then Ur love is not complete)

OK -- Come to point -- That was the pur[pose I am looking for one more appartment == Kindly suggest

Location is not good in GZB.... This location is neither close to Noida IT/BPO Jobs (like CR/GN) , Neither this location close to lots of Gov/Private/Industries/Collages Jobs/Business Men Area... (like Raj Nagar GZB).... and Neither this location is in the center of any NCR area (like IP/Vaishali GZB).....

Nuksaan ki puri sambhabna hai Lal Kuan ke uss paar .... If only interested in Society Flats then Better to take any good value 1 BHK into Crossing/RNE if budget is affordable but do not take at other side of Lal Kuan....

Even any 100 SY Plot in Tronica City , GN , Kundli of 18-25 Lac price range will be better option then this for investment POV...

Yeh, Better to stay away from this project.
Can anyone suggest me any good another service appatment?
