Jaipuria Sunrise Green Township & Plots - Nh24 Ghaziabad

I have been noticing the prices are competitive and in fact seen downfall in Jaipuria Sunrise Green society, IP. The location is good, near to NH24, Malls DPS etc... Flats are big, wooden floor and many more facilities. The society in first go doesn't looks like impressive, facilities like swimming pool and health club are in bad shape.

Construction quality is an big issue.

Somewhere I saw 1147sq ft 17th floor at 32.5L. Dont know its good deal or not?

Kindly advise?

Dear Ysingh, you would be risking your 32.5 L along with your peace of mind for the sake of saving addition 5-6 L you would be paying to buy a flat in some other reasonable society but yes i agree the flat layouts are definately good in Jaipuria but importantly that alone cannot be the criteria.
I suggest speak to the residents of the society to have a correct idea of the current status and assesment of the society as they would be able to give you a better insight then the online forum.

you are right, In fact building itself seems in worse condition, but same is with Niho, Rajhans etc.

Could you pls suggest me any nice society in budget 35-40L i IP, RTM or near completion?

Whats your views on Nirala Edens Park?

Is it good society?

GDA approval ?


Const. Quality etc?

Jaipuria Sunrise Green is one of the most un-successful project of Indirapuram till date. From looking at the exterior walls of the building itself, one can imagine what kind of seepage issue could have been there inside the flats. People invested 1-2L in their woodwork after getting the possession, and their entire woodwork was gone in drain due to seepage issue. I know of a friend, who has got his 2 BHK TILED from each and every corner of the house, so that he can save from seepage. But his effort was in vain. The tiles started coming hold, as the cement was unable to hold them, coz of seepage.
Last year sometimes during monsoon, a huge ARC from the terrace fell down, and about 4 cars were thrashed.
All the lifts installed there are by some local company called "RAJA", which does'nt work most of the time. People on higher floors have to use stairs to come up and down.
All in all whole situation is very pathetic.

Investors who have their flats there, are facing difficulty to find the tenants, forget about reselling.

Well i have not much idea about Nirala but all i can say is no bad news is good news...........

Do not every think of Jaipuria It is waste of money. Worst society I have ever seen. All the people invested their have been cheated and been fooled by builder. Do not join them

35-40L for a 2 BHK in society is difficult. You can hunt for some desperate sale cases around Abhay Khand-3, in societies like Siddha Vinayak Apartment, Devine View, Milan, Media Enclave. But in these, you'll get less of a society feeling and more of a DDA Flats like feeling.
Else you can even hunt for Builder Floors on 90 Mtrs Plot, 3 BHK on 800 Sq Ft covered area.

For good societies, you might have to increase your budget little to 42 to 45L

hey that raises a question as to even i am plannig to buy a 3 bhk on the 14th floor in ashiana palm court in rne ,so does anyone think that i will have any major seepage problems in my flat?also yes jaipuria is a bad option but in your budget ul only get a builder floor in indrapuram or vaishali! best of luck!soceity flats this side are not less than 46 lacks minimum ,infact there is one availability on the 6 th floor in gaur !if you want to buy then i can give u the dealers number !!?
