well i think location is good as it is just .5 km away from metro opposite to 5 star hotel but it has a very big drainage in front.that's a very big negative.i think u could get a ready to move apartment in sector 4 vaishali at this rate or near it.
One can get 2BHK (1000 sf) RTM close to metro in Viashali at this rate or little above though those socities would be above 4 years old. I sold my 2 BHK (1200sf) Flat nearly 2 months back for 55 lac at Sector-4 in Vaishali.
How is this builder & its quality. Loading is less & I am finding price attractive. 150/sft discount is there + negotiation is possible. total 24 stories in the project. I like high rise buildings. Approvals are yet to come, thats why price is competitive.
If you like the location, then you can try booking sth in Express Greens whose phase 1 is about to be delivered and phase 2 is underway. Rate wise also express greens will be more affordable. Booking in pre-launch projects always involves some element of risk

During last 1 year Vaishali is clear winner over any other NCR Location in real RESALE RATES.
