Ardee City Vs Housing Board Flats, Gurgaon

Hi to all Forum Members,

I need help. Actually I am planning to buy flat in Gurgaon, ready to move in for end use. Apartments are really out of reach, all above 50L. Housing Board flats are available in Sector - 51 and 52. Also, in case anybody given feedback on Ardee City.

I will be grateful.

Hello Chinu, sorry but there's nothing available for less than 50L in Ardee City.

I will say don't go for housing board flats ( as per me if u want to go u can )

It is better u buy 1 BHK ready to move flats which is easily available at 50-55 lakhs

Thanks for your reply, but is Ardee City is OK. I heard a part of ardee city is under litigation and also maintainence issues there. waiting for feedback. Thnx

Hi Abhay, thanks for your suggestion related to Housing Board Flats. I could just find out some flats in Kendriya Vihar, Sector - 56 which is avlble near 50 L but that is also on 4th floor without lift. Please let me know if you come to know any apartments / gatet society flats avlable for ready to move in.

1 BHK SECTOR 56 KENDRIYA VIHAR is around 50 lakhs

1 BHKpalam vihar bestech park view cost u around 60 lakhs

1 BHK gurgaon faridabad road valley view estate 50 lakhs

1 BHK sushant estate will cost around 60 lakhs

All are ready to move

Dear Chinu, Housing Board flats are very good in sector 51 and 52. there are lots of reasons behind this : good connectivity, good markets like Baani square etc. , near to metro route and above all this, the construction material used for housing board flats in sector 51 is very good. this is my personnel experience so i am guiding u. i m not a dealer and i am a end user in sec-51 housing board flats so i m guiding u. the flats in sector 51 housing board are in mayfeild garden and all basic amenities are present. also in near future the appreciation in rates of these flats will be very good . in april 2011 these flats were easily available in 12-15 lakhs depending on location and floor. but now a days , ground floor housing board flat in sec-51 is near 35 lakhs and duplex first floor in 45-50 lakhs range. so u can well imagine the growth in these flats. also in near future demand will increase as the private builders are launching very small area flat 1 BHK ( about 25-40 sq.yds.) in 35-40 lakhs budget. but these flats are built in 60 sq.yds area and the ground floor which is smallest is having 2 rooms+ 1 toilet + i kitchen and big balcony in back and small balcony in front. back balcony can be covered to make room. so i hope u have got the idea. please take care that don't purchase these flats without mutation in housing board records. some dealers misguide buyers that they will get you sale deed. but ask them after sale deed , will they get the mutation or transfer of flat in your name in housing board. it is very important. in housing board , 2 types of flats are there:
1) alloted to reserved categories like SC, ST, BPL, EWS etc. -- as per allotment condition , the allotee cannot sell them before 10 years as they were given in throw away prices. but dealers here do tricks. they pay full amount in original allotee name and get registry in his name and based on that registry they sell the flat and again get it registered. but the main problem comes when you go for transfer of flat in ur name in housing board. housing board will not transfer flat in your name before 10 years.the sale of flat is illegal in housing board eyes and if some complaint is there, they can even cancel the allotment as per allotment rules. so i suggest you not to buy these types of flat unless dealer assures you name transfer in housing board.
2) other types of flats are the flats allotted to general category/ or flats allotted on auction basis. they are safest investment as on those flats , no conditions are imposed as they were allotted at premium rates by housing board. there allotees are free to sell them and these flats are transferable freely in housing board at any time. i suggest you to seek these types of flats as housing loans are also available on this 2nd types of flats.
i think u must have got the idea. they are good provided u get right types of flat.

Great Deepak. I am really grateful to give me such broad picture of sector -51 flats. I also need one more clarification that is it safe for a single woman and car parking, etc. Look forward for your response. tc

Hi Deepak, I heard home loan is allowed for without mutation housing board flats.. how is it possible to get home loan without mutation..

Yes, housing board is perfectly safe for women and car etc. also home loan is available from LIC or private companies only not by govt banks. however tell you that they can arrange for govt loans are wrong.
